Regrouting for homes and businesses in Garve
Grout is the filler between your tiles, while sealant goes where tiles meet a bath, tray or worktop. Once grout starts to crack or wash away, water has a way in behind the tiling. Our job is to rake it out and put new grout in, then reseal the corners and edges. If you have dirty, worn grout on a tiled floor and stained grout that cleaning won’t shift, we can put it right, whatever the surface.
For a place like Garve, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
The work is covered for a year after we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

Different surfaces, different methods
Corners and edges
We reseal edges at the same time as regrouting, so the whole area is finished together.
Bathroom wall tiles
Walls outside the shower get less water but still stain and crack. Regrouting brings them back in line.
Why deal with it now?
Cracked grout lets water behind the tiles. Left alone, that water can loosen tiles or damage the wall, which turns a regrout into a retile. Sorting it early keeps the job simple. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

Garve homes and their sealant
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
In and around Garve, as anywhere, good regrouting starts with a clean, dry, properly prepared joint. Letting a property close to Garve station? Then clean grout and fresh sealant between tenancies make a bathroom look cared for again.

FAQs for Garve
Do you work for landlords with property near Garve station?
Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Will you come out to Garve?
Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status.
Can you change the grout colour?
Yes. Many clients do. Darker grout can hide marks, while lighter grout brightens a room.
Can you regrout if a few tiles are loose?
Loose tiles need refixing before regrouting. We will point them out before any grout comes out.
Is it worth trying it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
Do you reseal at the same time?
Most of the time, yes. Grout fills tile gaps and sealant handles the moving joints, so both are renewed and include it in your quote.
How soon can the shower be used after regrouting?
You’ll get a clear time from us before we go. Both the grout and the silicone need time to cure before they get wet.
Keeping the joints in good condition
Looking after new joints is easy:
- Look at the sealant in the corners now and then
- Give the walls a quick rinse after use
- Clean with a soft brush, not anything metal
- Clean grout with a mild bathroom cleaner
Wipe the tiles down after a shower stops soap and water sitting on the grout. Ventilate the room well so the grout dries between uses.
Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.
Should I try it myself first?
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
For landlords and businesses
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
Landlords and letting agents in Garve can book us as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order.
What happens on the day
Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours for a shower enclosure, longer for a whole room. Outside jobs in Garve need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- Every tile area is checked for hollow or loose tiles first.
- The old grout is removed to an even depth.
- The joints are vacuumed clean.
- We regrout the joints and clean the tile faces.
- Silicone goes into the corners and along the edges.
