Regrouting in Strathpeffer, done properly

We take the old grout out to a consistent depth, taking care not to chip the tile edges. The joints are then vacuumed, regrouted and cleaned off, and the corners get fresh silicone. Common call-outs are for crumbling grout between the tiles and grout that stays dark however much it’s cleaned, across bathroom floors, kitchen splashbacks and bathroom wall tiles.

Bathrooms in smaller places like Strathpeffer work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Every job is covered by a 12-month guarantee.

Regrouting around Strathpeffer

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Homes close to St Anne's Episcopal Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

How the job changes by surface

Shower walls

Shower walls are the most common area we regrout. Cracked or missing grout here lets water behind the tiles.

Wet rooms

New grout in a wet room keeps the surface sound. It does not repair failed tanking underneath.

The process

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes anything from a few hours to a full day, depending on the area. For a place like Strathpeffer, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. The joints are vacuumed and cleaned.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. Corners and edges are resealed with flexible silicone, not grout.

How to prepare

  • Let us know about stairs, lifts or work at height
  • Keep pets and children clear of the area while we work
  • Move anything stored near the joints

Advice

Common questions in Strathpeffer

Do you work for landlords with property near Conon Bridge station?

Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Do you work for hotels and guest houses in Strathpeffer?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

What do you put in the joint?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Is there any odour?

Sometimes, a little. It fades as the sealant cures.

How long should I wait before showering?

You will get a clear time from us before we go. Both the grout and the silicone need time to cure before they get wet.

Can you change the grout colour?

Yes. Many clients do. A darker grout hides marks better, while lighter grout brightens a room.

Do you cover Strathpeffer?

Yes, we do. Our applicators work in Strathpeffer, and the service is the same as everywhere else.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before resealing.

When it isn’t the sealant

New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:

  • Waterproofing that has failed below the tiling
  • Damaged tiles that need replacing
  • Water coming from plumbing rather than grout

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Shower walls
  • Tiled floors
  • Bathroom floors
  • Bathroom wall tiles
  • Kitchen splashbacks
  • Wet rooms

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

What we are called out for in Strathpeffer

When tiles or the wall behind them move, the grout cracks. Loose tiles, bouncy floors and timber walls can all do it, which is why we check the tiles first.

Keep an eye out for any of the following:

  • Corners filled with grout instead of silicone
  • Grout that’s cracking and breaking up
  • Old grout in a dated colour
  • Dirty, worn grout on a tiled floor

Letting a property close to Conon Bridge station? Then a regrout while the flat is empty is quicker than working around a tenant.

What to look for in a quote

  • Whether you can choose the colour
  • What product goes in the joint
  • What the cure time is
  • Whether VAT is included

Choosing a sealant specialist

Work for landlords, hotels and businesses

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Looking after it afterwards

So the new joints stay in good condition:

  • Clean grout with a mild bathroom cleaner
  • Keep an eye on the silicone along the edges
  • Don’t use strong acidic cleaners on grout
  • Wipe or squeegee the shower walls

Wipe the tiles down after a shower stops soap and water sitting on the grout. Ventilate the room well so the grout dries between uses.

Tiles can come away if failed grout is left. By then, new grout alone is not enough so early action pays.
