Questions from Garve
Is Garve in your area for new build mastic?
Yes. We work across all of Scotland, and Garve is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.
I let a flat near Garve station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Why does sealant fail so quickly in new builds?
New homes dry out and move in their first couple of years, and sealant is often applied quickly onto dusty surfaces. Either can make it fail early.
Do you take on second-fix sealing for builders?
Yes. We carry out plot mastic and second-fix sealing for builders and developers. Send the schedule and any specification and we’ll give you a quote.
What sealant do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.
Do you work for hotels and businesses?
Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.
Where do you work from?
Mr Mastic is based in Crawley. We cover Garve and the rest of Highland, along with the rest of our area.
Are you insured?
Yes. Mr Mastic is fully insured.
New build mastic in Garve, done properly
Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. Both get the same care over preparation. We are often asked to deal with joints pulling apart as timber shrinks and sealant work across a run of new homes, across show homes, kitchens and bathrooms & en suites.
Around smaller Scottish places like Garve, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
Big or small, it’s backed by our 12-month guarantee.

Common problems we fix in Garve
Not every new-build joint gets the right sealant: decorators’ caulk in a wet area, or a stiff sealant where there’s movement. Both fail early.
These are the problems we’re asked about most:
- Cracks appearing as a new home settles
- Kitchen sealant that has pulled off the wall
- Internal frame sealant that has split
- Sealant applied over dusty or wet surfaces
For new homes near Garve station, it’s worth checking the sealant early, while snags are still fresh.
What your quote should include
- Are they insured?
- Whether all the old sealant comes out first
- Which colour the sealant will be
- How long the guarantee is
Landlords, agents and businesses in Garve
Housing providers, facilities teams and property managers book us too in Garve and across Highland. We can quote a run of properties together, and we are fully insured for the work.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.
What affects the cost of new build mastic
The quote reflects the job in front of us. We look at:
- The number of rooms or windows
- Access and height
- When we can work, for business premises
- The old material and how stubborn it is
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Helping us quote
To help us quote quickly, let us know:
- Whether it’s a home or a business
- Any previous sealing or DIY work
- What’s wrong with the joints now
- Roughly how big the job is
For new build mastic in Garve, drop us a line at info@mrmastic.co.uk. Tell us what the problem is and where, and we’ll agree the price before any work begins.
Why deal with it now?
It often makes sense to do all the sealant items on a snagging list together. You get one visit and one clear quote for the lot. In an older home around Garve, damp from a failed joint can get into timber and plaster.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we’ll explain what it covers.

When something else is needed
New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:
- Leaks from pipes, valves or wastes, which need a plumber
- Baths and trays that move too much for sealant to cope with
- Damaged fittings that need replacing
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
The process
All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. Most jobs take anything from a few hours to several days, depending on the number of plots. Outdoor work around Garve depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- First we work through your snagging list or plot schedule with you.
- The old bead comes out in full, with no layer left behind.
- We clean off dust from the build and prime the surfaces where the product needs it.
- New sealant suited to each joint is applied and tooled neatly.
- We check every joint and tell you how long each needs to cure.
Before we arrive
- Mention any sign-in or site rules at work premises
- Plan for the work area to be out of bounds to pets and children
- Mention any parking rules near the property
