Bathroom resealing across IV15: what to expect
A bead that has gone black, split or come away is worth sorting before it lets water through. Just send an email to info@mrmastic.co.uk with a photo of the joints, and you’ll get a clear quote before any work starts. We work on basins & vanity units, wet rooms and shower trays & enclosures, and common reasons people get in touch are splits where the tray meets the wall and black spots spreading through the bead.
We bring everything the job needs with us. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take a morning or an afternoon for most single baths and showers.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, generally around 24 hours.
What you’ll pay
Combining jobs into one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. We will send you a clear quote for the lot.

What’s near Dingwall
Typical jobs here are in homes near The Mallard pub, St Lawrence's Church and Dingwall Academy and the streets around them. Dingwall’s nearest station is Dingwall station, about 0.6 miles south-east. A little further out are Dingwall Museum (under half a mile south) and Dingwall Castle (under half a mile south-east). Open spaces near Dingwall include Loch Ussie and Tollie Red Kites RSPB Reserve.
Bathrooms and kitchens across IV15
From Dingwall to its smaller places, homes across IV15 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including IV15.
Dingwall: If you live in an older home near St Lawrence's Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you look after a building such as Dingwall Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.
DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
When it is not the sealant
It helps to know what we can’t do:
- Loose or hollow tiles, or failed tanking behind them
- A tray that rocks until it’s re-bedded
- Cracked or missing grout between tiles (that is regrouting)
Looking after it afterwards
Looking after new joints is easy, and it makes a real difference:
- Keep the fan on for a while after bathing
- Let new sealant cure fully before it gets wet
- Keep bottles off the sealant line
- Keep an eye on the corners, where splits start
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
Leave it or put it right?
Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it generally comes back. The lasting answer is to remove the bead and start again.
What your quote should include
- What preparation is included
- The length of the guarantee
- Whether you can choose the colour
- What happens if the job turns out different
Signs you need bathroom resealing
Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.
Signs it’s time to call us include:
- Water getting behind the kitchen upstand
- Water getting behind the bath panel
- Water escaping at the shower enclosure
- New sealant laid over old sealant that is now lifting
IV15 questions
Is the work guaranteed?
Yes. We give a 12-month guarantee on every job, and we’re ARBOMaster approved applicators.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Can you just seal over the old silicone?
No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. We remove the old bead completely before resealing.
Is it messy?
Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.
I’m a tenant. Can you help?
Yes. Check with your landlord; we can send the quote to them too.
Can you do several jobs on one visit?
Yes. Several rooms, windows or areas can go on one quote.
Which products do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.
