Sand mastic in Garve, done properly

Burnt sand mastic is a traditional material blends with stone and brick surrounds. It suits period and listed homes where a modern sealant bead would stand out. If you’re dealing with patchy fillers round a sash window and a silicone bead on a sash window that spoils the look, we can help, whatever the surface.

Mastic can only go onto a dry joint, so outside work in Garve depends on the weather. Tell us about access to all the windows and doors, upstairs included.

Every job comes with our one-year guarantee.

For landlords and businesses

We work for letting agents and landlords as well as householders. Sealant work between tenants keeps a property looking cared for.

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

What we cannot put right

We’ll always be straight with you, so here’s what sealant can’t fix:

  • Sashes that rattle, stick or will not open
  • Decisions on consent for listed homes
  • Decayed frames that need repair

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Sand mastic in Garve: local notes

Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Rented homes near Garve station change hands often, and cracked sand mastic around sash windows lets in the draughts tenants complain about.

Garve (Gaelic: Gairbh) is about 20 miles north-west of Inverness, in Highland. Every kind of property in Garve is covered for sand mastic. The work is guaranteed for a year. Across Highland, we cover 253 places, Garve among them.

All of IV23 is within our area for sand mastic, from the main roads to the quietest streets. Whether your property is on Station Road, Matheson Road and Stirling Drive or a nearby road, we can help. Nearby, we also carry out sand mastic in Lochluichart (4 miles west), Contin (5 miles south-east), Strathpeffer (6 miles east), Blairninich (7 miles east) and Marybank (7 miles south-east). Within a short drive, we also cover Dingwall (10 miles east), Muir of Ord (11 miles south-east), Conon Bridge (10 miles east), Beauly (12 miles south-east), Evanton (13 miles east) and Kirkhill (14 miles south-east). Island and remote addresses take a little more planning, so please mention your location when you send an email to info@mrmastic.co.uk.

Why deal with it now?

Filling over old, loose mastic does not last. We remove the loose material first so the new work lasts. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Common questions in Garve

Can you do sand mastic in Garve?

Yes, Garve is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Do you work for landlords with property near Garve station?

Yes, we work for letting agents and landlords. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Is it OK to seal over old sealant?

No, it will not last. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

Do I have to be there?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Do you remove the old sealant?

Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Can sand mastic be painted?

Traditional guidance is not to paint over sand mastic. If you’re redecorating the window, ask us first and we will talk you through it.

Can I choose the sealant colour?

We will suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.

What we are called out for in Garve

Timber frames move with the seasons. That movement opens up the mastic joint little by little.

It’s worth asking for a quote if you see:

  • Patchy fillers round a sash window
  • Mastic worn away on windows facing the weather
  • Cracked mastic round a front door frame
  • Draughty sash windows at the surround

In and around Garve, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

Before booking anyone

  • What preparation is included
  • What happens if they find a problem under the old sealant
  • What product goes in the joint

Choosing a sealant specialist

What we do, step by step

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. Most jobs take a few hours per window, depending on the condition of the joints. Around Garve, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic is not too thick.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • Let us know about parking restrictions
  • Where the joints are inside, avoid wetting them before we arrive

Advice

How we quote for sand mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Which sealant suits the joint
  • Whether there’s mould to deal with
  • How much there is to do
  • Whether the work is at height

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

What we need to know

To make quoting easier, please include:

  • Where the job is, and your postcode
  • Any previous sealing or DIY work
  • If it’s domestic, commercial or a hotel
  • Any access issues, like height or stairs

Want a quote for sand mastic? Please drop us a line at info@mrmastic.co.uk and tell us about the job. We will explain what we’d do and give you a clear quote before we start.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
