Bathroom resealing across IV54: what to expect
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on sinks & splashbacks, shower trays & enclosures and basins & vanity units, and the jobs we see most are water getting behind the bath panel and cracked, shrunken or lifting silicone.
Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.
What affects the price in IV54
What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.

What’s near Lochcarron
Typical jobs here are in homes near Lochcarron Parish Church and Lochcarron School, among other places. Lochcarron’s nearest station is Attadale station, roughly 1.2 miles south-east of the centre. Nearby you will also find Strome Castle (4.2 miles south-west). Open spaces near Lochcarron include Lochan Sgeireach.
Where we work in IV54
Our bathroom resealing work across IV54 covers homes, rentals and businesses, in Lochcarron, Applecross and Shieldaig and well beyond. Wherever the job is, all the old material comes out before anything new goes in.
Our work covers the whole of Scotland, IV54 included. Longer journeys are planned in advance, and outdoor work around the weather. Along the coast in IV54, holiday lets and guest houses can have bathrooms in near-constant use, which is hard on sealant and grout, and the weather is hard on the outside too.
Lochcarron: In the older streets around Lochcarron Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Attadale station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
What sealant work cannot fix
Some problems need a builder, plumber or other trade rather than us:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Cracked or missing grout between tiles (that is regrouting)
- A cracked shower tray or bath (that needs repair or replacement)
How the job changes by surface
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.
Why deal with it now?
A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair.
What your quote should include
- How the colour is chosen
- What happens if they find a problem under the old sealant
- Which sealant they’ll use, and why
- Whether they seal over old material or remove it
What we are called out for in IV54
Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.
It’s worth asking for a quote if you see:
- Mouldy sealant that has gone black
- Lumpy, uneven sealant from a DIY attempt
- Two layers of silicone, both failing
- Cracked, shrunken or lifting silicone

Your questions about bathroom resealing in IV54
Can I do it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.
Do you cover IV54?
Yes. We cover IV54 and the rest of Highland. To book, send an email to info@mrmastic.co.uk.
Is it messy?
Tidy work is part of the job. Nearby surfaces are protected.
How much does bathroom resealing cost in IV54?
We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Can you do several jobs on one visit?
Yes, and it often makes sense. Doing several areas at once is generally more efficient.
Can mouldy silicone be sorted out?
Yes. Once mould has grown into the silicone, it generally cannot be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Are you fully insured?
Yes. We are fully insured.
