About our external mastic in Lochcarron
Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a colour to suit. Common call-outs are for rain getting behind render or cladding at a joint and movement joints with cracked, split or missing sealant, across copings & trims, render & cladding joints and façade panels.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard.
The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

The process
Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours to a few days, depending on the length of joint and the access. Outdoor work around Lochcarron depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- Old sealant and any debris are cut and raked out.
- Both sides are cleaned back to sound material and primed if needed.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Lochcarron: your questions answered
I let a flat near Attadale station. Can you help?
Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Is Lochcarron within the area you cover?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Should I point up the gap in my brickwork?
No, not if it’s a movement joint. Filling it with mortar defeats its purpose and can lead to cracking. A flexible sealant is the right fill.
What is backing rod for?
The foam is closed-cell backing rod. It keeps the sealant at the right depth and bonded to the sides only, which would stop it stretching.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.
How often do external joints need resealing?
There’s no fixed answer: joints on exposed walls or with a lot of movement age sooner. Check them each year and reseal when they split or harden. Every job carries our one-year guarantee.
Can you quote for more than one area?
Yes. Just list everything you need and we’ll quote it together.
Where is Mr Mastic based?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
What external mastic looks like in Lochcarron
Lochcarron is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
Schools such as Lochcarron School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing. Homes close to Lochcarron Parish Church include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant. If you let a flat or house near Attadale station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

When it isn’t the sealant
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Adding movement joints to masonry that has none
- Failed render or damaged cladding panels
- Subsidence or other structural problems
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.
What we seal
- Render & cladding joints
- Joints between brick and frames
- Copings & trims
- Brickwork movement joints
- Façade panels
- Concrete & block
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Don’t let climbing plants root in the sealant
- Keep high-pressure jets off the joints
- Keep movement joints as flexible joints, not mortar
- Point out the joints to other trades
Follow the cure time we give you before the joint is knocked or disturbed. The surface skins over quickly, but full cure takes longer.
Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.
Work for landlords, hotels and businesses
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
For anyone letting property in or around Lochcarron, several properties can be quoted together. Just tell us the addresses and what each one needs.
Can I do it myself?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again.
What happens if it’s left?
It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
The cost depends on the size of the job, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.

Surface by surface
Brickwork movement joints
Vertical joints in long brick walls let the brickwork expand without cracking. They’re resealed over backing rod with a low-modulus sealant coloured to suit the wall.
Joints between dissimilar materials
Different materials may need different primers. Both surfaces are cleaned and primed as the product requires.
