Trusted external mastic in Srath Carran

Surface by surface

Cladding and façade panels

Metal and composite panels move a lot with temperature, so the joints work hard every day. The sealant is chosen with that in mind.

Concrete and blockwork

Big joints in concrete need careful depth control. Backing rod sized to the joint sets it and keep the sealant to the right depth.

External mastic in Srath Carran

Getting the depth right is half the job. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. If you have failed seals between different materials and rigid filler in a joint that should flex, we can put it right.

Outside joints can only be sealed when they’re dry, so work in Srath Carran depends on the weather. Tell us how to reach each wall, gutter and roofline.

Your job is guaranteed for a year, as with all our work.

Walls and rooflines in Srath Carran

Srath Carran is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Schools such as Kirkton in Meikle Strath School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Loose or hollow render, which needs re-rendering
  • Walls that need new movement joints cut into them
  • Movement that’s more than a sealant joint can take

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

FAQs for Srath Carran

I let a flat near Strathcarron station. Can you help?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Does living near the coast affect external mastic in Srath Carran?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Will the new joint stand out?

We aim for a joint that suits the wall rather than one that jumps out. Colour is agreed with you before we begin, matched as closely as the range allows.

Do you guarantee your work?

Yes, always. There’s a 12-month guarantee on every job, large or small.

Will you leave a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Can you quote for more than one area?

Yes. Several rooms, windows or areas can go on one quote.

Can you seal joints between render and window frames?

Yes. Where different materials meet is one of the most common joints we seal. The sealant is chosen to bond to both sides.

What does external mastic cost?

We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You will get a clear quote before we start.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Keep soil, plants and ivy away from the joints
  • Get split or bare joints resealed while the damage is small
  • Keep high-pressure jets off the joints
  • Make sure movement joints aren’t pointed over

Do not paint over the new sealant unless we’ve said the product is paintable. Paint can crack on a flexible joint and spoil the finish.

Small splits are the time to act. At that stage it’s a simple cut out and reseal.

Common problems we fix in Srath Carran

Joints sealed without backing rod, or far too deep, rarely last. Sealant bonded to three sides has nowhere to go and tears as soon as the joint widens.

Any of these means the joints need attention:

  • Moss and dirt in joints with no sealant left
  • Joints where the bead has come unstuck
  • Failed sealant between panels on a façade
  • Rigid filler in a joint that should flex

If you let a flat or house near Strathcarron station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

What your quote should include

  • How long the guarantee is
  • Which sealant they’ll use, and why
  • What happens if they find a problem under the old sealant
  • Whether all the old sealant comes out first

10 questions to ask before you book

How the visit works

We keep the work tidy and contained to the joints we are treating. The job usually takes a few hours to a few days, depending on the length of joint and the access, and we tell you how long to leave it before we go. Around Srath Carran, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Preparing for the visit

Advice

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

Landlords, agents and businesses in Srath Carran

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
