How we handle remedial sealant in Srath Carran

Some sealant jobs are not a simple reseal, because someone has already had a go. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all have to come out. Typical jobs include mould trapped under a layer of silicone and gaps opening along the back of the worktop, across mouldy bath & shower sealant, expansion joints and leaking tray & enclosure joints.

A bathroom in a place like Srath Carran gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

All of our work is guaranteed for twelve months, in Srath Carran and everywhere else we cover.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Look for stains below bathrooms now and then
  • Deal with small splits early
  • Keep movement joints clear of mortar and paint
  • Use a soft cloth, not a scourer, on silicone

Go easy on the new sealant: no scraping, scouring pads or harsh chemicals.

Movement joints that have split let water into the structure, and left long enough, the edges of the joint can crumble. Resealing while the edges are sound is simpler.

Leave it or put it right?

Spraying mould remover on a sealed-over joint does not reach what’s underneath. Removal is the only way to get at it, and the joint treated and dried before resealing. In an older home around Srath Carran, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we will go through it with you.

Remedial sealant in Srath Carran: local notes

Srath Carran is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Letting a property close to Strathcarron station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. If you look after a building such as Kirkton in Meikle Strath School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and we’ll quote it together.

How long will it take to strip and reseal the joint?

That depends on how many layers there are and how many joints. We’ll tell you before we start.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Can you remove sealant that is been put over old sealant?

Yes. We cut out all the layers and clean off the film, then the joint is resealed once.

How the visit works

On the day, we look over the joints with you first. We protect the surfaces around the joints before any work starts. The work normally takes a few hours for most joints, depending on how much old sealant has to come out. Outside jobs in Srath Carran need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We protect the surfaces around the joint.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

Getting ready for the visit

  • Try not to wet indoor joints just before the visit
  • Let us know about parking restrictions
  • Let us know about earlier repairs to the joints

How we quote for remedial sealant

Jobs vary more than people expect. What affects the quote:

  • The type of sealant required
  • Whether the work is at height
  • Any mould that needs treating
  • How many areas need sealing

What you pay reflects the work, not guesswork. That is why we ask about the job first and give you a clear quote before we start.

Asking for a quote

Photos help, but a description is a good start. Please mention:

  • The type of property
  • Pictures of the joints, sent by email
  • The problem you’ve noticed
  • The rough size of the job

Need a quote? Please drop us a line at info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

Landlord and commercial work in Srath Carran

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

What sealant work cannot fix

In fairness, there are a few things sealant won’t fix:

  • A cracked shower tray or bath (that needs repair or replacing)
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

Surfaces we seal

  • Mouldy bath & shower sealant
  • Expansion joints
  • Botched or over-sealed joints
  • Failed movement joints
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints

How the job changes by surface

Worktops & kitchens

Kitchen joints often have grease and cleaning residue deep in them, so cleaning takes longer than in a bathroom before resealing.

Movement & expansion joints

A movement joint must be able to stretch. Failed sealant is cut out, backing rod or tape is fitted and the joint resealed with a low-modulus product.
