External mastic near Balnacra

Why deal with it now?

Pointing a movement joint with mortar might seem a neat fix, but it stops the joint moving. The movement then cracks the brickwork or render nearby. A flexible sealant over backing rod is what the joint needs. In a place like Balnacra, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

About our external mastic in Balnacra

External mastic is a job where short cuts show quickly. New sealant over old, joints packed with mortar and beads with no backing rarely last long. We strip the joint back and start again. Common call-outs are for joints with sealant missing in places and cracked joints where brick meets render or frames, on brickwork movement joints, concrete & block and copings & trims.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.

The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

When something else is needed

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Render that is blown, hollow or coming away
  • Damp that isn’t coming from the joint
  • Walls that need new movement joints cut into them

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

  • Copings & trims
  • Render & cladding joints
  • Concrete & block
  • Brickwork movement joints
  • Joints between brick and frames
  • Façade panels

What affects the cost of external mastic

There’s no set price list. The quote depends on:

  • How many areas need sealing
  • Mould in or behind the old joints
  • Any working-time requirements on site
  • How much old sealant there is and how hard it is to remove

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Helping us quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • The type of property
  • Where the job is, and your postcode
  • Pictures of the joints, sent by email
  • Whether it has been sealed before

If you are in Balnacra and need external mastic, drop us a line at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.

Surface by surface

Render joints

The face of render can be soft, so a low-modulus sealant is kinder to the joint edges. We prime where the product needs it.

Joints between dissimilar materials

Where a frame or panel meets masonry, water often finds a way in. The old joint is removed and a sealant that bonds to both sides goes in.

The process

We keep the work tidy and contained to the joints we’re treating. Expect the work to take anything from a few hours to several days, depending on the building. For a place like Balnacra, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Related advice

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Walls and rooflines in Balnacra

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

If you let a flat or house near Achnashellach station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Signs you need external mastic in Balnacra

If plants are growing out of a joint, the sealant has generally failed or was never there. Roots and dirt hold water against the wall and speed up the damage.

The problems people normally mention when they call include:

  • Brick movement joints where the sealant has split
  • Panel joints letting water in
  • Cracked joints where brick meets render or frames
  • Movement joints filled with mortar instead of sealant

In and around Balnacra, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
