Bathroom resealing across IV53: what to expect
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across IV53. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We work on shower trays & enclosures, basins & vanity units and baths, and the jobs we see most are black spots spreading through the bead and leaking joints on a shower screen.
There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes around two hours for one bath or shower, longer for a whole bathroom in most cases.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
How we quote
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

What’s near Strome Ferry
We work in homes and buildings around Church Of Scotland, among other places. Strome Ferry has its own railway station: Stromeferry station. A little further out are Strome Castle (0.5 miles north). The countryside around Strome Ferry includes Loch na Leitire.
Bathroom resealing across IV53: local notes
Our bathroom resealing work across IV53 covers homes, rentals and businesses, from Strome Ferry to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.
Our work covers the whole of Scotland, IV53 included. Journeys are planned ahead, and outside jobs are booked around the forecast.
Strome Ferry: In the older streets around Church Of Scotland, older homes can move a little, which is hard on rigid grout and tired sealant. If you let a flat or house near Stromeferry station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
Why it fails
A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.
Keep an eye out for these signs:
- Mouldy sealant that has gone black
- Shrunken sealant along the back of a worktop
- Cracked, shrunken or lifting silicone
- Water escaping at the shower enclosure
For landlords and businesses
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Open a window or run the fan so the room dries
- Use gentle cleaners on the silicone
- Keep bottles off the sealant line
- Wipe up water along the back of the worktop
In a kitchen, do not let water sit along the back of the worktop and keep hot pans away from the silicone. A dry joint lasts longer.
Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
How we quote for bathroom resealing
The price is agreed before any work begins. It takes into account:
- Any working-time requirements on site
- The number and length of the joints
- Mould in or behind the old joints
- The number of rooms or windows
What it costs depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before work begins, so you know where you stand.
What we need to know
To make quoting easier, please include:
- Any access issues, like height or stairs
- Photos by email, if that’s easy
- Where the job is, and your postcode
- The problem you’ve noticed
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Common questions in IV53
Do you do kitchens as well as bathrooms?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.
Do you come to IV53?
Yes. We’re based in Crawley and work across South East England, London and Scotland, and that includes IV53.
What does bathroom resealing cost?
It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.
Can mouldy silicone be sorted out?
Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
Can you just seal over the old silicone?
No. New silicone will not bond to old silicone, so it lifts and traps water and mould underneath. We always take the old sealant out completely.
What do you need from me for a quote?
Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply send an email to info@mrmastic.co.uk.
Will the old sealant be removed?
Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.
