Remedial sealant for Applecross homes and businesses

Remedial sealant for homes and businesses in Applecross

In Applecross, as anywhere, remedial jobs tend to look alike: over-sealed joints, hidden mould, repeat leaks and split movement joints. We strip each one back and start from scratch. We’re often asked to deal with dark patches showing through the sealant and beads that never stuck properly, on failed movement joints, shrunken worktop sealant and mouldy bath & shower sealant.

In and around a place like Applecross, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Do you need remedial sealant in Applecross?

Even good sealant ages. Mould grows into the silicone, the surface hardens and the bead shrinks, faster where ventilation is poor. Then the only fix is removal and a new bead.

If you can see any of these, it’s time to have the joints looked at:

  • Black mould underneath the bead
  • Kitchen joints letting water behind the worktop
  • Floor or wall movement joints that have failed
  • Sealant applied over old sealant that has lifted

Around Applecross, as everywhere, remedial sealant is only as good as the preparation behind it.

What your quote should include

  • Whether VAT is included
  • Whether the sealant suits the joint
  • Is the old sealant removed completely?
  • What the cure time is

Choosing a sealant specialist

What we do, step by step

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for most joints, depending on how much old sealant has to come out. Around Applecross, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Each layer is cut out and the residue cleaned off.
  3. Mould is treated and the joint dried.
  4. We reseal with a product suited to the joint, backed where needed.
  5. We finish neatly and point out anything that needs another trade.

Preparing for the visit

  • Keep children and pets away from the work area
  • Let us know about parking restrictions
  • Mention if the joints have been sealed before

Advice

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Why it’s worth doing now in Applecross

A failed seal rarely means a new bathroom. If the bath, tray and tiles are sound, remedial resealing generally puts it right. Where something else has failed, you will hear it from us. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.

Applecross questions

Is Applecross in your area for remedial sealant?

Yes, Applecross is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Is there a guarantee on remedial sealant in Applecross?

All our work, in Applecross and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Can tenants book the work?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Is there any odour?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

Where do you work from?

Our base is Crawley. Our area covers South East England, London and Scotland.

My shower still leaks after a reseal. Can you sort it?

Yes, generally. We check it’s the sealant and not the tray, valve or waste, then the joints are stripped and resealed.

What do you need from me for a quote?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply send an email to info@mrmastic.co.uk.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we are using and why.

Aftercare tips

Good habits help new joints last longer. Our tips:

  • Don’t add new sealant on top of old
  • Run the fan after every shower
  • Never fill a movement joint with mortar or grout
  • Clean sealant with mild products only

Give the new sealant its full cure time: normally around 24 hours, or as long as we advise.

Movement joints that have split let water into the structure, and left long enough, the edges of the joint can crumble. Resealing while the edges are sound is simpler.

Remedial sealant in Applecross: local notes

Applecross is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

In the older streets around Old Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What affects the cost of remedial sealant

  • Whether the work is at height
  • The size of the job
  • How much old sealant there is and how hard it is to remove
  • Mould in or behind the old joints

What you pay reflects the work, not guesswork. That is why we ask a few questions first.

Asking for a quote

Before you ask for a quote, have a think about:

  • What the problem is, such as mould, gaps, leaks or cracking
  • A few photos by email, if you can
  • Roughly how big the job is
  • The type of property

What the job involves on each surface

Over-sealed & botched joints

Previous removal attempts can leave scratches or gouges. We work carefully to avoid adding to it, and point out any existing damage.

Mouldy bath & shower sealant

Repeat mould normally points to a damp, poorly aired room. We’ll reseal and tell you if extraction looks to be the issue.
