How bathroom resealing works in PH32
It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. Common call-outs are for new sealant laid over old sealant that is now lifting and black mould in the silicone that won’t clean off, on kitchen worktops & upstands, wet rooms and basins & vanity units.
We keep the work tidy and contained to the area we are working on, so you can get on with your day. The job normally takes half a day or less for one room, longer when the kitchen is included.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, normally around 24 hours.
What affects the price in PH32
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Landmarks near Fort Augustus
Typical jobs here are in homes near The Lovat Hotel and Kilchuimen Academy, among other places. Not far away are Murligan Hill and Loch Uanagan.
Bathrooms and kitchens across PH32
Across PH32, from Fort Augustus outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere, while generally soft water means less limescale indoors but no less mould. That shapes the choice of sealant for jobs across PH32.
Fort Augustus: If you look after a building such as Kilchuimen Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In and around Fort Augustus, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.
Work for landlords, hotels and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Signs you need bathroom resealing
A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, and a tray that is not fully bedded can rock. Over time the joint tears or pulls away from the tile.
Look out for these signs:
- Leaks into the floor or ceiling below
- A reseal done over the top of the old bead
- Gaps between the worktop and the wall
- Gaps where the bath or tray has moved
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you’ve already had a go yourself, that is fine. We cut it out and start again.
Quotes for bathroom resealing in PH32
We do not publish a price list, because jobs vary so much. What we look at:
- How much there is to do
- Whether the work is at height
- Any working-time requirements on site
- The number of rooms or windows
What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and agree the price before starting.
What we need to know
To help us quote quickly, let us know:
- Whether it’s a home or a business
- The address or postcode of the job
- A few photos by email, if you can
- Whether it has been sealed before
Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we will explain what’s involved and send you a clear quote.
Looking after it afterwards
After the cure time, these simple habits help:
- Look for lifting corners and small gaps now and then
- Don’t let bottles sit on the bead
- Dry worktop joints after washing up
- Give the silicone its full cure time
Don’t stand bottles along the bead, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.
PH32 questions
What does bathroom resealing cost?
Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.
Do you cover PH32?
Yes. We work in PH32, as part of our work across South East England, London and Scotland. To book, drop us a line at info@mrmastic.co.uk.
Can landlords and businesses book you?
Yes. As well as homeowners, we work for landlords, agents, businesses and hotels.
Can you get rid of the black mould in my sealant?
Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Can I do it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Will the old sealant be removed?
Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
Can you work on commercial sites?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
