How bathroom resealing works in PH34
Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We are often asked to deal with lumpy, uneven sealant from a DIY attempt and leaks into the floor or ceiling below, on shower trays & enclosures, baths and wet rooms.
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Spean Bridge: Around Spean Bridge, as everywhere, bathroom resealing is only as good as the preparation behind it. If you let a flat or house near Spean Bridge station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Why deal with it now?
Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early.
Questions to ask before you book

Landlord and commercial work in PH34
Landlords and agents in PH34 can book us as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.
In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.
Can I do it myself?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
Signs you need bathroom resealing
Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.
Common reasons people contact us are:
- Water getting behind the kitchen upstand
- Water escaping at the shower enclosure
- Smears of silicone across the tiles
- A bead that has pulled away from the tiles
