Sealant work in PH35

Bathroom resealing across PH35: what to expect

Across PH35, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We work on sinks & splashbacks, kitchen worktops & upstands and wet rooms, and common reasons people get in touch are gaps where the bath or tray has moved and new sealant laid over old sealant that is now lifting.

When we arrive, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before we start. The work normally takes around two hours for one bath or shower, longer for a whole bathroom.

  1. We start by protecting the area and stripping out the old bead.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

Bathroom resealing across PH35: local notes

In PH35, bathroom resealing takes in flats, houses, rentals and businesses, from Aberchalder and Newtown to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.

Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. PH35 is part of the area we cover across Scotland.

Aberchalder: For jobs in and around Aberchalder, choosing the right material for each joint is as important as a tidy finish. Around Aberchalder, as everywhere, bathroom resealing is only as good as the preparation behind it.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Squeegee the walls and tray after use
  • Look for lifting corners and small gaps now and then
  • Give the silicone its full cure time
  • Don’t let bottles sit on the bead

Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

What happens if it’s left?

Tired sealant isn’t a reason to replace a bath or shower. Replacing the joint is generally all it takes, provided the bath, tray and tiles are in good order. If we find a deeper problem, you will hear it from us.

What your quote should include

  • What the quote includes, VAT included or not
  • Who does the work, and how experienced they are
  • What product goes in the joint

Signs you need bathroom resealing

Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

Look out for these signs:

  • New sealant laid over old sealant that is now lifting
  • Leaks into the floor or ceiling below
  • Leaking joints on a shower screen
  • Gaps between the worktop and the wall

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Surface by surface

Wet rooms

Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Shower trays & enclosures

A tray that rocks will split any sealant. We check for movement before we reseal, and tell you if it needs re-bedding first.

Questions from PH35

Do you guarantee your resealing?

Yes, a one-year guarantee. Good ventilation and gentle cleaning help it last.

Do you come to PH35?

Yes. We are based in Crawley and work across South East England, London and Scotland, PH35 included.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.

Do you have insurance?

Yes. Full insurance covers our work.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.

When can I use the bath or shower again?

Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.
