New build mastic for homes and businesses in Aberchalder

We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. Both get the same care over preparation, because that’s what rushed new-build sealant generally lacks. Typical jobs include shower seals failing in the first year or two and sealant that never bonded to the surface, across skirting & floors, windows & doors and show homes.

Around smaller Scottish places like Aberchalder, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

Every job comes with a 12-month guarantee.

What affects the cost of new build mastic

The quote reflects the job in front of us. We look at:

  • How many rooms, windows or areas are involved
  • The number and length of the joints
  • Whether there’s mould to deal with
  • The old material and how stubborn it is

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • If it’s domestic, commercial or a hotel
  • Access, such as stairs, a lift or height
  • Where the property is
  • The rough size of the job

For a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will give you a clear quote before any work starts.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Aberchalder: your questions answered

Can you do new build mastic in Aberchalder?

Yes, Aberchalder is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Is Aberchalder within the area you cover?

Yes, Aberchalder is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Should I wait before resealing?

That depends on the joint. A leaking shower or bath seal should be redone straight away, but cosmetic gaps can wait for movement to slow.

Why has my new-build shower seal failed already?

There are normally two causes: the house moving as it dries, and sealant that never bonded properly. Cutting it out and resealing properly fixes both.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

How long before the joint can be used?

It depends on the product and the conditions. We tell you how long to leave it before we go.

Can you work from my snagging list?

Yes. Send it with pictures and we will quote for the sealant items. Items that need a plumber, tiler or the builder are flagged.

Can tenants book the work?

Of course. Check with your landlord; we can send the quote to them too.

What new build mastic looks like in Aberchalder

Aberchalder is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

In and around Aberchalder, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint. For jobs in and around Aberchalder, choosing the right material for each joint is as important as a tidy finish.

How the visit works

We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours in a single home. Around Aberchalder, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First we work through your snagging list or plot schedule with you.
  2. The old bead comes out in full, with no layer left behind.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. Finally, each room is checked and you’re given the cure time.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Clear the area around the work
  • Let us know if you’ve seen damp or leaks

Why act early in Aberchalder

A failed shower or bath seal in a new home lets water into floors and walls that are still drying out. Dealing with it early keeps the damage away from ceilings, floors and finishes. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

Why us?

  • White, clear, grey or another colour, product permitting
  • 4.9 on Google from 180+ five-star reviews

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Look at the sealant regularly in the first couple of years
  • Get a leaking seal dealt with straight away
  • Photograph failed sealant before it’s redone
  • Put sealant faults on your snagging list early

Watch the joints as the house settles. Hairline gaps can open as timber and plaster dry.

Lifting sealant traps moisture and mould behind it. Dealing with it before it goes black saves a harder job later.

When something else is needed

Before booking, it’s worth knowing the limits:

  • Cracking that points to a structural problem
  • Broken tiles or a split tray
  • Your warranty claim itself, which is between you and the builder

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.
