About our sand mastic in Aberchalder
For a listed home or one in a conservation area, ask your local planning authority if consent is needed before window work. Sand mastic is often favoured as a like-for-like material. Typical jobs include gaps between timber frames and stone or brick and draughts and rain around sash boxes, on timber door frames, stone surrounds and brick reveals.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
All our work is covered by our 12-month guarantee, wherever you are in Highland.

Why act early in Aberchalder
New mastic over crumbling mastic will not hold. Raking out and preparing the joint gives it a sound base so the new work lasts. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.
Why book with us

- Anti-fungal sanitary silicone in wet areas
- An ARBOMaster approved applicator

Aberchalder homes and the weather
Aberchalder is in the west of Scotland, which is wetter than the east, which means the mastic around older windows and doors has to cope with a lot of rain. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
In and around Aberchalder, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

What affects the quote in Aberchalder
The price is agreed before any work begins. It’s based on:
- Whether old sealant or filler has to be cut out
- The number and length of the joints
- Access and height
- The type of sealant required
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
Asking for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Any access issues, like height or stairs
- Pictures of the joints, sent by email
- If it’s domestic, commercial or a hotel
- How many joints, rooms or windows are involved
We quote each job on its own, so start by telling us what you need. Simply send an email to info@mrmastic.co.uk and describe the job.
What we do, step by step
Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to a full day, depending on how many windows. Outside jobs in Aberchalder need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We start by checking each surround and agreeing the joints to renew.
- The loose and crumbling mastic is raked out and the joint cleaned.
- Large voids are packed out first, so the mastic is not too thick.
- Sand mastic is mixed and applied by hand, then shaped to the joint.
- The finish is dressed so it sits neatly against the stone or brick.
How to prepare
- Mention any leaks or damp you’ve noticed
- Tell us about any previous sealing or DIY attempts
- For business premises, tell us about site rules or sign-in

Aftercare tips
So the new joints stay in good condition:
- Don’t run silicone over sand mastic
- Make sure water runs off the sill
- Look over the window mastic once a year
- Get any rot dealt with first
When preparing windows for paint, take care around the mastic. Hard scraping can loosen it.
Fine cracks show the mastic is starting to fail. It’s easier to renew it before it drops out.
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
