What the job involves on each surface
Windows and doors
On new builds, external frame sealant can be patchy. We reseal it with a weatherproof, flexible sealant.
Plot handovers
We work through plots to your schedule, sealing each room ready for handover. Joints are prepared properly before sealing to keep callbacks down.
New build mastic in Stratherrick
Across Stratherrick, we work for both new-home owners and the builders handing those homes over. One shower or a whole phase of plots, the method does not change: cut out, clean, prime where needed and reseal neatly. We’re often asked to deal with joints pulling apart as timber shrinks and leaking shower tray seals in a new home, across plot handovers, skirting & floors and kitchens.
Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
All our work comes with a one-year guarantee, wherever you are in Highland.

What we can’t put right
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Leaking fittings rather than failed sealant
- Deciding who is responsible under a builder’s warranty
- Damaged fittings that need replacing
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

What happens if it’s left?
Small cosmetic gaps can wait for the house to settle, but water getting through cannot. Not sure whether yours can wait? You can drop us a line at info@mrmastic.co.uk with a few photos and we will give you a straight answer. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

New build mastic in Stratherrick: local notes
Stratherrick is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
Whether the job is in Stratherrick itself or nearby, the right material for each joint matters as much as a neat finish. In and around Stratherrick, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

How it works
Before we leave, we go over the finished joints with you. The work normally takes a few hours for most snagging lists, longer for a run of plots, depending on the size of the job. For a place like Stratherrick, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by going through the snagging items or plot schedule with you.
- Every bit of the old builder’s sealant is cut out.
- We clean out the dust and grit left from the build.
- We prime where needed and apply a sealant suited to each joint.
- We tool every joint neatly and tell you when each area can be used.
Getting ready for the visit
- Plan for the work area to be out of bounds to pets and children
- Try not to wet indoor joints just before the visit
- Tell us about any previous sealing or DIY attempts

Aftercare tips
Once the sealant has cured, a few habits help it last:
- Ventilate bathrooms well, especially in the first year
- Keep water off fresh sealant until it has cured
- Photograph failed sealant before it’s redone
- Check bath and shower seals every few months as the house settles
Avoid standing on the rim of the bath or the edge of the tray while the sealant cures. If a bath or tray moves when you stand in it, get it looked at.
If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.
Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Your questions about new build mastic in Stratherrick
Is new build mastic in Stratherrick guaranteed?
Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Do you cover smaller places like Stratherrick?
Yes, Stratherrick is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Do you use white or clear sealant?
That depends on what the joint meets: white or clear in most bathrooms, and a colour to suit worktops, frames and floors elsewhere. We agree the colour before any work starts.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint.
Do you work for developers?
Yes. We seal plots to the developer’s programme ready for handover. Tell us the plots and the joints involved and we will quote.
Where are you based?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
Can I add another job to the visit?
Yes. Just list everything you need.
What affects the cost of new build mastic
Jobs vary more than people expect. The main factors:
- The size of the job
- How easy the joints are to reach
- Any working-time requirements on site
- Any mould that needs treating
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
What we need to know
There’s no need for technical detail. Just tell us:
- Where the property is
- How many joints, rooms or windows are involved
- What’s wrong with the joints now
- Any previous sealing or DIY work
Getting a quote is simple: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we’ll come back to you with a quote.
