Bathroom resealing in Newtown: local notes

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Whether the job is in Newtown itself or nearby, the right material for each joint matters as much as a neat finish. In and around Newtown, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Newtown is about 31 miles south-west of Inverness, in Highland. Newtown gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Our Highland coverage runs to 253 places, Newtown among them. You can also see our page for Dundee, roughly 79 miles from Newtown.

Bathroom resealing in Newtown

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on sinks & splashbacks, baths and basins & vanity units, and people most often call us about leaks into the floor or ceiling below and a joint torn by a bath that flexes.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Honest limits

In fairness, there are a few things sealant will not fix:

  • Movement from a bath with loose feet or no proper support
  • A cracked shower tray or bath (that needs repair or replacement)
  • Water coming from the plumbing rather than the joint

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

Where we work in Newtown

  • Sinks & splashbacks
  • Wet rooms
  • Baths
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Basins & vanity units

Should I try it myself first?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Landlords, agents and businesses in Newtown

In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

What we do, step by step

Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes half a day or less for one room, longer when the kitchen is included. Somewhere like Newtown may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We protect the area and cut out all of the old sealant.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Wet rooms

A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.

Shower trays & enclosures

A tray that rocks will split any sealant. Movement is checked before anything is resealed, and if the tray needs refixing, we will say so.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Dry worktop joints after washing up
  • Check the joints every few months for splits or lifting
  • Open a window or run the fan so the room dries
  • Wipe the sealant dry after showering

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning usually won’t remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

Common questions in Newtown

Do you cover Newtown for bathroom resealing?

Yes, Newtown is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

Is there a guarantee on bathroom resealing in Newtown?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

How long will the resealing take?

One bath or shower is around two hours’ work, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.

Do you take out the old sealant first?

Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Do I need to be at home?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.

Will you leave a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Are you ARBOMaster approved?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
