How bathroom resealing works in PH31

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. Typical jobs include shrunken sealant along the back of a worktop and cracked, shrunken or lifting silicone, on baths, kitchen worktops & upstands and sinks & splashbacks.

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes half a day or less for one room, longer when the kitchen is included.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

Landmarks near Roybridge

In Roybridge, that means homes and buildings near St Margaret's Church and the streets around them. Roybridge has its own railway station: Roy Bridge station. Other landmarks nearby include Old House of Keppoch (within half a mile south) and Commando Museum (3.1 miles west).

Bathroom resealing across PH31: local notes

From Roybridge to its smaller places, homes across PH31 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

We work across all of Scotland, from the cities to the islands, and PH31 is part of that. Longer journeys are planned in advance, and outdoor work around the weather.

Roybridge: Homes close to St Margaret's Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Letting a property close to Roy Bridge station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

When something else is needed

We will always be straight with you, so here’s what new sealant won’t do:

  • Cracks in the tray itself rather than the joint
  • A bath or tray that moves because it isn’t properly supported
  • Loose or hollow tiles, or failed tanking behind them

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Why it fails

Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.

Common reasons people contact us are:

  • Water getting behind the bath panel
  • Black spots spreading through the bead
  • Two layers of silicone, both failing
  • A joint torn by a bath that flexes

What affects the cost of bathroom resealing

We quote each job individually. This is what makes a difference:

  • The number and length of the joints
  • How many rooms, windows or areas are involved
  • The type of sealant required
  • Any working-time requirements on site

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll go through it with you.

What we need to know

What to tell us when you ask for a quote:

  • Whether it’s a home or a business
  • The address or postcode of the job
  • Access, such as stairs, a lift or height
  • What’s wrong with the joints now

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. When it suits you, email us at info@mrmastic.co.uk.

How the job changes by surface

Baths

A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest and isn’t stretched when it’s used.

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop.
