About our external mastic in Roybridge
Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible exterior sealant takes up that movement. We work on joints between brick and frames, render & cladding joints and copings & trims, and people most often call us about movement joints filled with mortar instead of sealant and failed seals between different materials.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What affects the cost of external mastic
There’s no set price list, because no two jobs are the same. What we look at:
- The number and length of the joints
- How much old sealant there is and how hard it is to remove
- Access and height
- Any working-time requirements on site
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.
What we need to know
When you contact us, these details help:
- What’s wrong with the joints now
- Any previous sealing or DIY work
- Whether it’s a home or a business
- The address or postcode of the job

Walls and rooflines in Roybridge
Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
For landlords with property near Roy Bridge station, outside joints that have cracked can let damp into a rental, so check them between lets.
Roybridge is in Highland. Roybridge gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Roybridge is one of 253 towns and villages in Highland where we work for external mastic. There’s also a page for Glasgow, about 75 miles away.
Work in PH31 is quoted and booked the same way as anywhere else. We cover properties on Keppoch Terrace, Braeroy Road and Mulroy Terrace and the roads around them. If you’re just outside Roybridge, we cover Spean Bridge (3 miles west), Torlundy (8 miles west), Taobh Lochaidh (10 miles west), Caol (10 miles west) and Inverlochy (11 miles south-west). If you’re somewhere remote, a little more planning is needed.

Roybridge has its own railway station: Roy Bridge station. Other landmarks nearby include Old House of Keppoch (within half a mile south) and Commando Museum (3.1 miles west).
When to call us in Roybridge
Using the wrong sealant is another common reason. A high-modulus or general-purpose sealant can be too rigid for a busy joint, and it tears off the sides.
The problems people generally mention when they call are:
- Old sealant gone brittle and cracked
- Failed seals between different materials
- Weeds or debris growing in open joints
- Movement joints with cracked, split or missing sealant
If you live in an older home near St Margaret's Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

FAQs for Roybridge
Do you cover smaller places like Roybridge?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is Roybridge in your area for external mastic?
Yes. Our work covers the whole of Scotland, and Roybridge is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.
Will the old sealant be removed?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
How do you reach high-level joints?
Each building is different. Send us photos and a rough idea of the height and we will confirm how they can be reached safely.
Do you have insurance?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
When will the joints need doing again?
It varies with how exposed the wall is and how much the joint moves. Look for splits, hardening or edges coming away, and reseal at that point.
Is it worth trying it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
Will it make a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
When something else is needed
Before booking, it’s worth knowing the limits:
- Cracked brickwork or render that needs a builder or plasterer
- Walls that need new movement joints cut into them
- Loose or hollow render, which needs re-rendering
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.

How the job changes by surface
Brickwork movement joints
Brick movement joints are often mistaken for a missing mortar line. Where one has been mortared, we cut it out and reseal it with sealant.
Copings and trims
Joints in copings, parapets and trims are exposed to the worst of the weather. We reseal them with an exterior sealant suited to the material.
What we do, step by step
When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take a few hours to a few days, depending on the length of joint and the access. Outside jobs in Roybridge need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We look at every joint and agree a colour to suit the wall.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any sign-in or site rules at work premises
- Tell us if parking is tricky

DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
