Sealant work in PH50

Bathroom resealing across PH50: what to expect

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across PH50. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on kitchen worktops & upstands, baths and shower trays & enclosures, and common reasons people get in touch are water escaping at the shower enclosure and black spots spreading through the bead.

You don’t need to clear the whole room or building, only the area right around the joints. We protect the rest, and the work takes two to three hours for a typical bath, depending on how much old sealant there is in most cases.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

What affects the price in PH50

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Bathrooms and kitchens across PH50

PH50 has homes of every age, old and new, and in places like Kinlochmore and Kinlochleven there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.

Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including PH50. Coastal guest houses and holiday lets in PH50 can see heavy use in busy months, so their sealant and grout wear faster than most.

Kinlochmore: Whether the job is in Kinlochmore itself or nearby, the right material for each joint matters as much as a neat finish. Around Kinlochmore, as everywhere, bathroom resealing is only as good as the preparation behind it.

How to look after the new joints

To keep the joints looking good and working properly:

  • Keep scourers and sharp tools away from the bead
  • Use gentle cleaners on the silicone
  • Keep bottles off the sealant line
  • Let new sealant cure fully before it gets wet

Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

How we quote for bathroom resealing

Every job gets its own quote. This is what makes a difference:

  • Mould in or behind the old joints
  • When we can work, for business premises
  • How much old sealant there is and how hard it is to remove
  • How many areas need sealing

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

What to tell us for a quote

You don’t need to know the technical terms. It helps if you can tell us:

  • Pictures of the joints, sent by email
  • Where the property is
  • Whether it’s a home or a business
  • If someone has resealed it before

Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we will explain what’s involved.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

For landlords and businesses

For anyone letting property in or around PH50, several properties can go on one quote. Send us the addresses and the work at each, and photos by email help.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Why act early?

The difference in a professional reseal is mostly what you don’t see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead won’t last.

Questions to ask before booking

  • Whether all the old sealant comes out first
  • How hidden problems are handled
  • Which sealant they’ll use, and why
  • Who turns up on the day

Common questions in PH50

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all.

Where is Mr Mastic based?

Our base is Crawley. We work across South East England, London and Scotland.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

Can new silicone go straight over the old?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

Can you quote for more than one area?

Yes, we can. More than one area can be quoted together.

Are you ARBOMaster approved?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
