Window mastic near Spean Bridge

Common questions in Spean Bridge

Can you do window mastic in Spean Bridge?

Yes, Spean Bridge is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.

I let a flat near Spean Bridge station. Can you help?

Yes, we work for landlords and letting agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

Do you have insurance?

Yes. We are fully insured.

Can I paint over the new sealant?

Silicone generally will not take paint. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.

How long should I leave it?

Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint before we leave.

Can you work on commercial sites?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Can you do the inside joint as well?

Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We do one or both.

Will new mastic stop draughts?

Yes, where the draught is at the frame edge. We find where the air is coming from before we reseal.

Window mastic for homes and businesses in Spean Bridge

Every window and door frame has a gap around it, and mastic is what closes it. When it cracks, hardens or pulls away, draughts and rain get in. The old mastic is removed and the joint resealed with a flexible exterior sealant. Common call-outs are for sealant in the wrong colour for the frame and draughts coming in around windows and doors, on patio & French doors, window sills and timber windows & doors.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.

You are covered for a year from the day we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Spean Bridge homes and the weather

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out.

For landlords with property near Spean Bridge station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Should I try it myself first?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Walk round the house once a year and look at the joints
  • Clean frames with a soft cloth and soapy water
  • Keep drainage slots and sill grooves clear
  • Don’t aim a pressure washer at the joints

Try not to touch the new joint while it cures, following the cure time we give you. Keep jet washers away from the frames.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.

How it works

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours for a handful of frames, longer for a whole house, depending on the amount of work. Somewhere like Spean Bridge may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Advice

What the job involves on each surface

uPVC windows

uPVC expands and contracts noticeably with temperature, so the joint needs a low-modulus sealant that stays flexible. White is the usual colour, with brown, anthracite grey and black for coloured frames.

Timber windows & doors

Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We can talk through the options.

Why it’s worth doing now in Spean Bridge

Once mastic fails, rain can get between the frame and the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. A reseal is a much smaller job. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

What we’re called out for in Spean Bridge

Sills take more water than any other part of a window, and the ends of the sill, where it meets the wall, are where it gets in. When that sealant fails, water gets into the wall or under the frame.

These are the problems we are asked about most:

  • Mastic that’s falling out in pieces
  • Damp patches on the reveal after heavy rain
  • Cold air getting in at the frame edge
  • Gaps where the sill meets the wall

Around Spean Bridge, as everywhere, window mastic is only as good as the preparation behind it.
