Bathrooms and kitchens in Spean Bridge

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For landlords with property near Spean Bridge station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Around Spean Bridge, as everywhere, bathroom resealing is only as good as the preparation behind it.

Baths

Baths move more than any other fitting, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point and isn’t torn the first time it’s used.

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.

How to look after the new joints

Looking after new joints is easy:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Avoid abrasive pads on the sealant
  • Let new sealant cure fully before it gets wet
  • Dry the bead with a towel now and then

Do not stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

Common questions in Spean Bridge

Can you do bathroom resealing in Spean Bridge?

Yes. Our work covers the whole of Scotland, and Spean Bridge is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.

Can you help a landlord with a rental near Spean Bridge station?

Yes. We work for letting agents and landlords as well as homeowners. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Can new silicone go straight over the old?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little.

What information do you need?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply drop us a line at info@mrmastic.co.uk.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

Do you do kitchens as well as bathrooms?

Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us, and we are fully insured.

The process

You do not need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the job takes half a day or less for one room, longer when the kitchen is included for a typical job. Around Spean Bridge, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Try not to wet indoor joints just before the visit
  • Tell us about any previous sealing or DIY attempts

When it is not the sealant

We will always be straight with you, so here’s what new sealant will not do:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Cracks in the tray itself rather than the joint
  • Failed grout lines across the wall

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Why act early in Spean Bridge

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you are letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect. In an older home around Spean Bridge, damp from a failed joint can get into timber and plaster.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

Should I try it myself first?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
