Need fire rated sealant in Spean Bridge?

About our fire rated sealant in Spean Bridge

In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. A new cable run or a replaced pipe can leave an open hole behind. We seal them with a product tested for that kind of gap. If you have gaps where walls meet ceilings or slabs and gaps around pipes and cables through fire-resisting walls, we can help.

For holiday lets, guest houses and community buildings in or near Spean Bridge, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

Our work is backed for twelve months.

Fire rated sealant in Spean Bridge: local notes

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details, though we do not certify buildings or do fire risk assessments.

If you let a flat or house near Spean Bridge station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through. Around Spean Bridge, as everywhere, fire rated sealant is only as good as the preparation behind it.

What we do, step by step

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes a few hours for a handful of gaps, and longer for a whole building. Somewhere like Spean Bridge may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. Anything that isn’t fit for the job comes out, and the gap is cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. We record the locations and products used for your records.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed

Honest limits

We will not take on work that won’t last, so here’s what sealant can’t put right:

  • Walls or floors that weren’t built to resist fire
  • Deciding what fire stopping a building needs
  • Big openings where sealant alone is not the tested solution

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

What we seal

  • Flats & HMOs
  • Door frames
  • Plasterboard & masonry
  • Service penetrations
  • Linear gaps
  • Pipe & cable gaps

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Different surfaces, different methods

Flats and HMOs

In flats and HMOs, the walls and floors between homes and common areas need sealing where services pass through. We work through the gaps on your assessment.

Door frames

We deal with the gap around the frame, not the door. The door leaf, its seals and closer need a door specialist, and we will say if we spot a problem with them.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Keep general-purpose foam and caulk away from fire-stopping gaps
  • Flag any open gap you spot round a pipe or cable
  • Keep pictures of seals that will be hidden
  • Tell trades working in the building that fire seals must be put back

Tell other trades that the gaps have been sealed, and make sure anything they disturb is resealed with a suitable product. A lot of damaged fire stopping comes from later work.

Small gaps around services are simple to deal with while there are only a few. Leave them and each new job adds another hole.

How long does fire rated sealant take?

That depends on how much there is to do, but as a guide it takes from a few hours to a few days, depending on the number of gaps and the access. We will give you a better idea when we quote.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before resealing.

Can you work in occupied buildings?

Yes. Flats, HMOs, offices, schools and other occupied buildings are all part of our work. We agree access and the order of work with you first.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Can I add another job to the visit?

Yes. Just list everything you need and you’ll get one quote.

Why deal with it now?

Sealant is not the fix for every opening. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. If a gap is not suitable for sealant, we’ll tell you. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Doing several joints on one visit generally makes better use of the time than several visits. You’ll get one clear quote for the whole job.
