Fire rated sealant in Caol: local notes
If you run a hotel, guest house or holiday let in a coastal place like Caol, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we don’t certify buildings or do fire risk assessments.
In and around Caol, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint.
Caol is in Highland. Caol gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. 253 places in Highland are on our list. For nearby work, see our Glasgow page.
Work in PH33 is quoted and booked the same way as anywhere else. About our fire rated sealant in Caol
Fire stopping only performs as intended if it’s done to the detail: the right depth, the right backing and the right product for the substrate. That is the part we focus on, one gap at a time. If you have holes left by a change of layout and door frames with gaps between frame and wall, we can help, on flats & HMOs, plasterboard & masonry and pipe & cable gaps alike.
For a place like Caol, the journey and timings are planned in advance, so the job can fit around guests, residents or opening hours where possible.
You are covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

What the job involves on each surface
Linear gaps
A linear joint may need to allow for movement as well as fire. The product and depth are chosen to suit both from the manufacturer’s details.
Masonry and concrete
Brick, block and concrete walls and floors are sealed with products tested in masonry. We clean out dust and debris before sealing so the sealant bonds.
What sealant work can’t fix
Some problems need a builder, plumber or other trade rather than us:
- Issuing a fire rating or certificate for a building
- Problems with the door itself rather than the gap around the frame
- Big openings where sealant alone isn’t the tested solution
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

- Door frames
- Pipe & cable gaps
- Linear gaps

- Service penetrations

How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Report cracked or damaged seals as soon as you notice them
- Check whether a sealant can be painted before decorating over it
- Plan fire stopping into any work that goes through walls or floors
- File the fire-stopping record where your assessor can find it
Leave the sealant to cure fully before painting near it. Some fire-rated sealants can be painted and some cannot, so ask us which we used.
A flagged gap shouldn’t wait for the next assessment. Get it sealed and recorded.
The process
Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes from a few hours to a few days, depending on the number of gaps and the access, depending on how much there is to do. Around Caol, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- Each gap is measured and its substrate and service noted.
- Unsuitable material such as ordinary foam or silicone is cut out.
- We fit backing where needed and apply the fire-rated sealant to depth.
- We hand over a list of locations and products for your records.
Before we arrive
- For indoor joints, keep the area dry beforehand if you can
- Mention any parking rules near the property
- Keep pets and children clear of the area while we work

Do you need fire rated sealant in Caol?
Many open fire-stopping gaps are made after the building is finished. Electricians, plumbers and data installers drill through walls and ceilings and the hole round the new service isn’t always sealed again.
Most people get in touch after spotting one of these:
- Open holes round services passing through fire walls
- Fire seals that have cracked with movement
- Damaged fire sealant left by other trades
- New service routes left unsealed after building work
For landlords with property near Banavie station, any gap left by new services in shared walls should be closed with a fire-rated product.
What to look for in a quote
- Whether all the old sealant comes out first
- How much experience the applicator has
- What the quote includes, VAT included or not
- How long to leave it before use

Why act early in Caol
Sealant isn’t the fix for every opening. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. If a gap is not suitable for sealant, we’ll tell you. Around Caol, water from a failed joint in an older stone home can soak into timber and plaster.
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
Why book with us

- A 12-month guarantee on all work

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
