Glazing silicone near Caol

Glazing silicone in Caol, done properly

Glass replacement is not something we do and a misted double-glazed unit needs a glazier. What we do is the silicone around the glass, which is where many leaks start. We work on glass balustrade bases, shower screens and rooflights, and common reasons people get in touch are silicone pulling away from the glass and leaks where conservatory glass meets the frame.

Mastic can only go onto a dry joint, so outside work in Caol depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

Each job carries a 12-month guarantee, whatever its size.

Glass-to-glass joints

These joints are on show, so a straight, even finish matters.

Rooflights

Rooflight glazing joints are cut out and renewed. If the leak is from the roof around it, a roofer needs to look.

Your questions about glazing silicone in Caol

Do you work for landlords with property near Banavie station?

Yes, we work for letting agents and landlords. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

Will you come out to Caol?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Is balustrade sealant something you do?

We can. The old sealant is removed and the joint resealed using a sealant that suits the materials.

Do you replace glass?

Glass replacement is not our trade. We look after the sealant joints and can tell you if a unit seems to have gone.

Can you do several jobs on one visit?

Yes. Just list everything you need and you will get one quote.

Why not top up the existing silicone?

Silicone does not stick to silicone and water gets between the layers. We cut out the old sealant first.

How much does glazing silicone cost in Caol?

It depends on the job, so we quote each one individually. For a quick quote, email us at info@mrmastic.co.uk and tell us what needs doing and where.

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Clean glass with a mild cleaner and a soft cloth
  • Do not use a blade near the sealant
  • Do not leave a drip for the next storm
  • Use gentle products around the joints

Use mild cleaners on and around the silicone. Harsh solvents may damage the bead.

Damp patches, drips and condensation along a joint are worth checking. It may be sealant, or something else, and we’ll tell you which.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Frames and glazing around Caol

Caol is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

For landlords with property near Banavie station, glazing joints are worth checking at the end of a tenancy, before a small leak grows. Around Caol, as everywhere, glazing silicone is only as good as the preparation behind it.

Why act early in Caol

You don’t need new glazing because the sealant has gone. Sound glass and frames normally just need resealing. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What we do, step by step

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes anything from an hour or two to most of a day, depending on the size of the job. Around Caol, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, we trace the leak and check it’s coming through a sealant joint.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. We clean the joint with a solvent that suits the glass and frame.
  4. Glazing silicone suited to the joint is applied and tooled.
  5. We check the joints and, where safe, run water over them.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Move anything stored near the joints
  • Mention if the joints have been sealed before

Advice

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

When it is not the sealant

Sealant is not the answer to every problem, and we’ll tell you before work begins. It won’t solve:

  • A roof that has moved or dropped
  • Failed flashing around a conservatory
  • Frames that have decayed or split

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.
