Window mastic in Inverlochy: local notes

Inverlochy is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

Schools such as Lochaber High School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. For an older house near a landmark such as St Mary's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Inverlochy is about 32 miles north-east of Oban, in Highland. Whether you’re in the middle of Inverlochy or further out, window mastic is available for homes and businesses alike. We cover 253 towns and villages across Highland, from the larger towns to small villages. We also work in Glasgow, around 74 miles away.

Our applicators cover all of PH33 for window mastic and the streets around it. Whether your property is on Croft Road, North Road and Nevis Road or a nearby road, we can help. We also cover the places around Inverlochy: Taobh Lochaidh (1 mile north), Fort William (1 mile south-west), Caol (1 mile north), Banbhaidh (1 mile north) and Corpach (2 miles north-west). If you are somewhere remote, a little more planning is needed, so mention it when you ask for a quote.

Window mastic for homes and businesses in Inverlochy

A cold draught around a closed window often comes from the frame edge. Resealing that joint can make a room feel noticeably less draughty and quietens the whistle on windy days. Where the air is getting in through the window itself, we will say so. Typical jobs include cracked sealant at the sill ends and cracked internal joints between frame and plaster, on patio & French doors, uPVC windows and aluminium frames.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

What sealant work cannot fix

It helps to know what we can’t do:

  • Damp coming through the wall itself rather than the frame joint
  • A door that needs adjusting, rehanging or new seals
  • Broken hinges, locks or handles

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Aluminium frames
  • Window sills
  • Timber windows & doors
  • uPVC windows
  • Patio & French doors
  • Composite doors

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we are fully insured for the work.

Inverlochy questions

Do you work for landlords with property near Fort William station?

Yes, we work for letting agents and landlords. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

Do you cover smaller places like Inverlochy?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you seal the gap between the frame and the plaster indoors?

Yes. Draughts often come through the inside gap too, so it can be worth sealing both.

Will it make a mess?

Tidy work is part of the job. We protect what’s around the joints.

What should I tell you?

A short description and the location. If we need more, we’ll ask.

Are you fully insured?

Yes. We’re fully insured.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures.

Do you do commercial work?

Yes. Larger jobs can be planned room by room or area by area to suit the site.

What we’re called out for in Inverlochy

Timber windows bring their own problems. Mastic painted over many times cracks with the paint, and timber moves with moisture as well as temperature.

The most common problems we see are:

  • Mastic that has split away from the wall
  • Gaps between the frame and the inside reveal
  • A bead that does not match the frame
  • Gaps where the sill meets the wall

For landlords with property near Fort William station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Questions to ask before booking

  • Whether VAT is included
  • What happens if they find a problem under the old sealant

10 questions to ask before you book

DIY versus a professional finish

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

What happens if it’s left?

The work is quick compared with the damage it prevents: it takes most of a day for a typical house, less for a few frames. Leave it until water is coming in and you may need plastering and decorating as well. In a place like Inverlochy, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

How the visit works

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take a few hours for a handful of frames, longer for a whole house. For a place like Inverlochy, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we look at every frame and agree the list.
  2. We remove the old mastic and clean the frame and the wall.
  3. Where gaps are deep, backing rod goes in first.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. We clear up and check every joint is fully closed.

Preparing for the visit

  • Keep children and pets away from the work area
  • Clear the area around the work
  • Tell us about any water getting in

Related advice

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Look round the frames every year or so
  • Do not aim a pressure washer at the joints
  • Ventilate rooms so frames don’t stay wet inside
  • Don’t use solvent cleaners on the joint

Try not to touch the new joint while it cures, following the cure time we give you. Don’t point a pressure washer at the joints.

Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. Any of these is worth a call.
