Remedial sealant in Inverlochy
In Inverlochy, as anywhere, remedial jobs tend to look alike: sealant over sealant, mould under the bead, leaks that come back and movement joints that have split. Each is stripped back and done again properly. Typical jobs include products that weren’t meant for the joint and black mould underneath the bead, on mouldy bath & shower sealant, failed movement joints and shrunken worktop sealant.
Bathrooms in smaller places like Inverlochy work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
Your job is guaranteed for a year, as with all our work.

The process
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for a typical bath or shower, longer where several layers have been applied, and the area is left clean. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First we work out whether the problem is the sealant, movement or a leak.
- Old beads and residue are removed down to clean surfaces.
- Mould is treated and the joint dried.
- We reseal with a product suited to the joint, backed where needed.
- The joint is tooled and you are told about anything else we found.
Before we arrive
- Mention any sign-in or site rules at work premises
- Let us know about earlier repairs to the joints
- Plan for the work area to be out of bounds to pets and children

Surface by surface
Movement & expansion joints
A sealant stuck to the back of the joint cannot stretch. Backing stops that, letting the sealant flex between the two faces.
Worktops & kitchens
If a worktop moves when you lean on it, the sealant will keep splitting. It needs fixing down first, and we will tell you if we find it.
DIY versus a professional finish
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
What sealant work can’t fix
It helps to know what we cannot do too:
- A tray or worktop that needs refixing first
- Older mastics that may need an asbestos check before removal
- Failed tanking or loose tiles behind the sealant
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.
Surfaces we seal
- Leaking tray & enclosure joints
- Expansion joints
- Botched or over-sealed joints
- Failed movement joints
- Mouldy bath & shower sealant
- Shrunken worktop sealant
Do you need remedial sealant in Inverlochy?
Even good sealant ages. Mould grows into the silicone, the surface hardens and the bead shrinks, faster where ventilation is poor. At that point it has to come out.
Look out for these signs:
- Floor or wall movement joints that have failed
- Worktop sealant that has shrunk and split
- Sealant applied over old sealant that has lifted
- Sealant peeling off a dusty or damp surface
For an older house near a landmark such as St Mary's Church, older homes can move a little, which is hard on rigid grout and tired sealant.
What to look for in a quote
- What happens if they find a problem under the old sealant
- How the surfaces are prepared before sealing
- What the cure time is
- Whether you can choose the colour
How to look after the new joints
A little care helps the new joints last. We recommend:
- Act on a lifting corner right away
- Keep an eye on the ceiling below the bathroom
- Check trays and worktops don’t move
- Keep the room well ventilated
Ventilation keeps mould away from the new bead: use the extractor or open a window after showering.
A failing joint rarely gets better on its own. Each use pushes more water behind the bead, into whatever is behind or below. Sorting it early limits the damage.
Inverlochy homes and their sealant
Inverlochy is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. There are hotels and other places to stay in and around Inverlochy. Hotel bathrooms are part of our work as well as homes, and can be done room by room.
If you let a flat or house near Fort William station, botched sealant from a previous quick fix is easier to strip out between tenants. For site and facilities teams at buildings such as Lochaber High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Yes. Remedial work carries the same 12-month guarantee as all our work.
Will it make a mess?
We keep the work tidy. Nearby surfaces are protected, and we clear up when we are done.
When is the sealant fully cured?
It depends on the product. Before we leave, we’ll tell you the cure time.
Do I need to be at home?
That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
What if resealing will not fix my leak?
Then we explain what we have found. You may need a plumber or bathroom fitter.
