Window & door mastic in Fort William, Highland
Mastic around window and door frames, sills and patio doors for homes and businesses in Fort William and across Highland. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.
- Mastic that has split away from the wall
- Gaps where the sill meets the wall

Different surfaces, different methods
Patio & French doors
Water at the foot of a door frame is not always the mastic: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We check before we reseal.
uPVC windows
uPVC expands and contracts noticeably with temperature, so we use a flexible, low-modulus sealant. We match white, brown, anthracite grey and black frames.

What affects the cost of window mastic
Every job gets its own quote. This is what makes a difference:
- The old material and how stubborn it is
- Mould in or behind the old joints
- How many rooms, windows or areas are involved
- Any working-time requirements on site
We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.
Helping us quote
What to tell us when you ask for a quote:
- What’s wrong with the joints now
- Whether it’s a home or a business
- Any previous sealing or DIY work
- A few photos by email, if you can
If you’re in Fort William and need window mastic, email us at info@mrmastic.co.uk. Tell us what the problem is and where, and you’ll get a clear quote before work begins.
When something else is needed
To be straight with you, there are a few things sealant will not fix:
- A sash or casement that will not close properly
- A frame that has rotted at the joint
- Damp problems in the wall away from the window
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
The process
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the work takes anything from an hour or two to a full day, depending on how many frames there are for a typical job. Outside jobs in Fort William need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We check each frame and agree which ones need doing.
- Next the failed sealant is cut away and the joint cleaned.
- We fit backing rod in deep gaps so the sealant is the right depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- Finally we tidy up and check each joint.
Getting ready for the visit
- Keep pets and children clear of the area while we work
- Tell us if parking is tricky
- Let us know about stairs, lifts or work at height

Leave it or put it right?
Once mastic fails, rain can get between the frame and the wall. Over time that can mean damp patches, damaged plaster and rotting timber. Resealing now is a small job by comparison. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What window mastic looks like in Fort William
Fort William is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
Letting a property close to Fort William station? Then renewing tired window mastic between tenants heads off draught and damp complaints. For an older house near a landmark such as St Andrew's Episcopal Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Managing a site like Lochaber High School? Then its window and door frames need their mastic kept sound, just like a home’s.

Fort William: your questions answered
Does the coastal weather in Fort William affect outside sealant?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
I let a flat near Fort William station. Can you help?
Yes, we work for landlords and agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Is the work guaranteed?
Yes, for 12 months. A yearly look at the joints helps them last.
Will resealing my frames help with draughts?
It will if the frame joint is the problem. We find where the air is coming from before we reseal.
Does someone need to be in?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
How much does window mastic cost in Fort William?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll explain our choice.
Can new window sealant be painted?
Silicone generally will not take paint. Let us know beforehand, and we’ll use a paintable product where it suits.
