About our window mastic in Taobh Lochaidh

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are ARBOMaster approved and fully insured, and we give a 12-month guarantee on the work. If you are dealing with gaps between the frame and the inside reveal and sealant in the wrong colour for the frame, we can put it right, whatever the surface.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

There’s a 12-month guarantee on every job.

Outdoor mastic being applied where a white frame meets red brickwork, below the fascia and gutter

The process

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes a few hours for a few frames, or a day or more for a whole house in most cases. Outside jobs in Taobh Lochaidh need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Keep children and pets away from the work area
  • Tell us if parking is tricky

Advice

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Clear any debris from frame drain holes
  • Wipe condensation off the frames
  • Do not use solvent cleaners on the joint
  • Do not aim a pressure washer at the joints

A yearly look round the frames is enough. Cracks and lifting edges are easy to spot early, and if anything looks wrong, just email us at info@mrmastic.co.uk.

A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. A new joint closes it up.

When to call us in Taobh Lochaidh

Older frames were often sealed with products that set hard. Once it’s rigid, every bit of frame movement pulls at it, leaving a hairline gap down one side.

Signs it’s time to call us include:

  • Mastic that has split away from the wall
  • Mastic that’s falling out in pieces
  • Damp patches on the reveal after heavy rain
  • Untidy mastic left by window fitters

If you look after a building such as Lochaber High School, the mastic around its windows and doors needs looking after like any other building’s.

What your quote should include

  • The length of the guarantee
  • Which colour the sealant will be
  • Whether the sealant suits the joint
  • How the joint is cleaned and prepared

10 questions to ask before booking

Why act early in Taobh Lochaidh

If you’re painting or rendering, reseal at the same time. A clean new bead makes new paint or render look finished. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first.

Honest limits

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Condensation trapped between the panes
  • Faulty window hardware
  • A frame that has rotted at the joint

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Patio & French doors
  • Window sills
  • uPVC windows
  • Timber windows & doors
  • Composite doors
  • Aluminium frames

Your questions about window mastic in Taobh Lochaidh

I let a flat near Banavie station. Can you help?

Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Is Taobh Lochaidh within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is the work guaranteed?

Yes, with our 12-month guarantee. Keeping drainage clear and checking the joints yearly helps them last.

Do you seal inside as well as outside?

Yes, we do both. Inside, the joint between frame and plaster is sealed neatly, using a paintable sealant if you want to decorate.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Can you do several jobs on one visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Can you do upstairs windows?

Yes, if safe access is possible. Higher or awkward frames may need extra access, and we will confirm what’s needed.

Where do you work from?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Window mastic in Taobh Lochaidh: local notes

Taobh Lochaidh is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

For landlords with property near Banavie station, renewing tired window mastic between tenants heads off draught and damp complaints.

How we quote for window mastic

We do not publish a price list, because no two jobs are the same. The quote depends on:

  • How much old sealant there is and how hard it is to remove
  • How easy the joints are to reach
  • The type of sealant required
  • Mould in or behind the old joints

The cost depends on the amount of work, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.

Asking for a quote

When you contact us, it’s useful to know:

  • What’s wrong with the joints now
  • Roughly how big the job is
  • Any access issues, like height or stairs
  • The type of property

We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, drop us a line at info@mrmastic.co.uk.
