New build mastic for homes and businesses in Taobh Lochaidh
For builders and developers, we work through plots to the schedule you give us. We seal bathrooms, kitchens, windows, doors and skirting so plots are ready to hand over using the right product for each joint. We work on skirting & floors, windows & doors and plot handovers, and people most often call us about joints pulling apart as timber shrinks and smeared, uneven beads picked up at snagging.
For a place like Taobh Lochaidh, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

What we cannot put right
It helps to know what we can’t do:
- Baths and trays that move too much for sealant to cope with
- Deciding who is responsible under a builder’s warranty
- Leaking fittings rather than failed sealant
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.
What we seal
- Bathrooms & en suites
- Show homes
- Kitchens
- Skirting & floors
- Plot handovers
- Windows & doors
The process
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. It normally takes a few hours in a single home. For a place like Taobh Lochaidh, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
- We cut out every bit of the failed or messy sealant.
- Surfaces are cleaned of building dust and primed where needed.
- New sealant suited to each joint is applied and tooled neatly.
- Finally, each room is checked and you’re given the cure time.
Preparing for the visit
- Let us know about stairs, lifts or work at height
- Let us know about earlier repairs to the joints
- Tell us if parking is tricky

Advice
Questions from Taobh Lochaidh
I let a flat near Banavie station. Can you help?
Yes, we work for landlords and letting agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.
Do you cover Taobh Lochaidh for new build mastic?
Yes, Taobh Lochaidh is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Do you work for developers?
Yes. We work through plots to your schedule, room by room. Get in touch with the number of plots and the scope and we will quote.
Do you work through snagging lists?
Yes. Photos of each sealant item help us quote. If something is not sealant, we will say so.
Can you do several jobs on one visit?
Yes. More than one area can go on one quote.
Do you remove the old sealant?
Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.
Should I go to my builder first?
Start with your builder while their snagging or warranty period runs. If that doesn’t work out, we’re happy to quote and our work is guaranteed for a year.
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly.
How we quote for new build mastic
The price is agreed before any work begins. It’s based on:
- The old material and how stubborn it is
- The size of the job
- How easy the joints are to reach
- How many areas need sealing
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
What we need to know
Photos by email are helpful but not essential. Please mention:
- The problem you’ve noticed
- A few pictures by email, if you can
- The type of property
- How we’d reach the joints
To get a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before any work starts.
Different surfaces, different methods
Bathrooms and en suites
Baths, showers, basins and trays in new bathrooms are the most common new-build reseal. We cut out the failed bead, clean and prime, and reseal with anti-fungal sanitary silicone.
Kitchens
Beside the sink, the joint takes water every day. A kitchen sealant goes in there suited to the job.
New homes and floors in Taobh Lochaidh
Taobh Lochaidh is close to the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Taobh Lochaidh is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out.
Around Taobh Lochaidh, as everywhere, new build mastic is only as good as the preparation behind it. For new homes near Banavie station, it’s worth checking the sealant early, while snags are still fresh.

Aftercare tips
How long the joints last depends on use and care. We suggest:
- Do not seal over failed sealant yourself
- Open a window or run the fan after bathing
- Get a leaking seal dealt with right away
- Look at the sealant regularly in the first couple of years
Wipe the sealant with warm soapy water. Avoid abrasive pads and strong solvents.
Leave a failed new-build seal and water can reach the floor and the ceiling below. Early resealing keeps the job small and protects the rest of the house.
