New build mastic near Torlundy

About our new build mastic in Torlundy

Building dust is behind a lot of failed new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the sealant actually sticks instead of bonding to the dust. We work on bathrooms & en suites, show homes and skirting & floors, and the jobs we see most are plot mastic for developers ahead of handover and messy sealant that spoils new finishes.

Work in a place like Torlundy is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.

We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Leaks from pipes, valves or wastes, which need a plumber
  • Deciding who is responsible under a builder’s warranty
  • Cracking that points to a structural problem

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Joints and surfaces we work on

  • Windows & doors
  • Skirting & floors
  • Show homes
  • Bathrooms & en suites
  • Plot handovers
  • Kitchens

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Avoid running a DIY bead over the old one
  • Clean sealant with mild detergent, not abrasives
  • Get a leaking seal dealt with straight away
  • Keep water off fresh sealant until it has cured

Follow the cure time we give you before the area gets wet. Silicone is normally left for about a day.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Catching it early keeps the fix to the sealant and the new finishes intact.

Joints and finishes in Torlundy homes

Torlundy is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

For new homes near Banavie station, it’s worth checking the sealant early, while snags are still fresh.

How the visit works

The work is kept neat and contained to the joints we’re treating, so you can get on with your day. Expect the work to take a few hours in a single home, and we tell you how long to leave it before we go. Around Torlundy, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Each joint is checked for movement before we start.
  2. Old sealant is cut out and the joints cleaned.
  3. Joints are dried and primed where the product calls for it.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. The finished joints are checked and the cure times given.

How to prepare

  • Let us know about parking restrictions
  • Keep pets and children clear of the area while we work
  • Mention any tricky access

What happens if it’s left?

Resealing everything on a snagging list in one visit is normally simpler than chasing joints one at a time. You get one visit and one clear quote. In an older home around Torlundy, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

Torlundy: your questions answered

Is Torlundy within the area you cover?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is Torlundy in your area for new build mastic?

Yes. We work across all of Scotland, and Torlundy is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Should I wait before resealing?

That depends on the joint. A leaking shower or bath seal should be redone right away, while small cosmetic gaps can wait a while.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all.

What colour sealant will you use?

That depends on what the joint meets: white or clear in most bathrooms, and a colour to suit worktops, frames and floors elsewhere. We agree the colour before we start.

Is the work guaranteed?

Yes. Every job comes with a 12-month guarantee.

Should I go to my builder first?

If you’re still within the builder’s snagging or warranty period, report it to them first. If it isn’t sorted, or keeps failing, get in touch with us.

Should I try DIY first?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

For landlords and businesses

We work for letting agents and landlords as well as homeowners. Sealant work between tenants keeps a property looking cared for.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will give you a quote.

What affects the quote in Torlundy

The quote reflects the job in front of us. We take into account:

  • The old material and how stubborn it is
  • The number and length of the joints
  • Access and height
  • How many areas need sealing

What you pay reflects the work, not a rough estimate. That is why we ask about the job first.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • The address or postcode of the job
  • Photos by email, if that is easy
  • What’s wrong with the joints now
  • If someone has resealed it before

Getting a quote is simple: let us know what needs doing and where. Photos by email help us understand the job, and we’ll come back to you with a quote.

Common problems we fix in Torlundy

The first winter with the heating on dries a new home quickly. Skirting, frames and worktops pull away slightly and cracked sealant shows up.

If you can see any of these, it’s time to have the joints looked at:

  • Worktop and upstand sealant coming away
  • Sealant work across a run of new homes
  • Cracks appearing as a new home settles
  • Frame joints opening as the plaster dries

Around Torlundy, as everywhere, new build mastic is only as good as the preparation behind it.

What your quote should include

  • Whether they seal over old material or remove it
  • How the surfaces are prepared before sealing
  • How long to leave it before use
  • How the colour is chosen
