New build mastic for homes and businesses in Caol
Snagging sealant properly means taking the failed bead out completely. New silicone won’t bond to old silicone, so it all comes out before we clean, dry and reseal. We work on plot handovers, kitchens and bathrooms & en suites, and people most often call us about kitchen sealant that has pulled off the wall and beads laid onto grit and dust from the build.
Work in a place like Caol is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

What affects the cost of new build mastic
For a quick quote, just ask. The main things that affect it are:
- The product the joint needs
- The size of the job
- Mould in or behind the old joints
- How many rooms, windows or areas are involved
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we’ll go through it with you.
Asking for a quote
To make quoting easier, let us know:
- The type of property
- What’s wrong with the joints now
- The address or postcode of the job
- The rough size of the job
If you are in Caol and need new build mastic, drop us a line at info@mrmastic.co.uk. Tell us what the problem is and where, and we will agree the price before any work begins.
Signs you need new build mastic in Caol
Baths and trays settle under load once the home is lived in. If a bath wasn’t filled when it was sealed, the bead is stretched the first time it’s used.
Keep an eye out for any of the following:
- Worktop and upstand sealant coming away
- Second-fix sealing on new plots
- Frame joints opening as the plaster dries
- Joints pulling apart as timber shrinks
Around Caol, as everywhere, new build mastic is only as good as the preparation behind it.
What your quote should include
- What product goes in the joint
- When the joint can take water or movement
- How the surfaces are prepared before sealing
- How much experience the applicator has
What we do, step by step
At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours in a single home, depending on how much there is to do. Around Caol, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
- The old bead comes out in full, with no layer left behind.
- Surfaces are cleaned of building dust and primed where needed.
- We apply a sealant that suits each joint and tool it to a neat finish.
- Each area is checked and left with its cure time.
Getting ready for the visit
- Tell us about any previous sealing or DIY attempts
- Clear the area around the work
- Mention any parking rules near the property

Yes. We work across all of Scotland, and Caol is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
I let a flat near Banavie station. Can you help?
Yes. We work for landlords and letting agents as well as homeowners. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Are you fully insured?
Yes. We’re fully insured, and we can confirm the details when we quote.
Will it make a mess?
We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.
What do you put in the joint?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Can you match the sealant colour to my new kitchen or bathroom?
We use white, clear or a colour to suit the finishes. Tell us what you’d like when you get a quote.
Where do you work from?
We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
Do you take on second-fix sealing for builders?
Yes. We take on second-fix sealant work across new plots. We clean and prime joints properly to keep callbacks down.

What sealant work cannot fix
Before you book, it’s worth knowing the limits:
- Structural cracks in walls or ceilings
- Your warranty claim itself, which is between you and the builder
- Cracked trays, tiles or worktops
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
What we seal
- Kitchens
- Windows & doors
- Plot handovers
- Show homes
- Bathrooms & en suites
- Skirting & floors
Keeping the joints in good condition
So the new joints stay in good condition:
- Don’t seal over failed sealant yourself
- Put sealant faults on your snagging list early
- Keep photos and emails about snagging items
- Act quickly if a seal starts to leak
Keep photos of the joints and any snagging correspondence with your builder. It helps if anything else comes up during the warranty period.
Mould takes hold quickly in sealant that has gaps or lifted edges. Dealing with it before it goes black keeps the job straightforward.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
Different surfaces, different methods
Skirting and floors
Floors and skirting move as the house dries and the heating runs. Caulk cracks; a flexible sealant moves with it painted or coloured to suit.
Bathrooms and en suites
Trays and baths in new builds settle as they’re used. The joint is stripped back before the new bead goes in with baths filled first.
