About bathroom resealing in IV21
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Common call-outs are for water getting behind the bath panel and a messy, uneven bead from a previous reseal, on shower trays & enclosures, baths and sinks & splashbacks.
Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes half a day or less for one room, longer when the kitchen is included.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
How we quote
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
Why book with us
- A sealant colour to suit the surroundings
- Experience in homes, commercial sites and hotels
- Old sealant always removed completely
- A choice of colours where the product allows

Around Gairloch
In Gairloch, that means homes and buildings near Gairloch High School and Gairloch School. Other landmarks nearby include Gairloch Museum (within half a mile south-east). Green spaces nearby include Cnoc Dubh and Linne a' Mhuilinn.
Bathrooms and kitchens across IV21
Homes across IV21 range from older properties to new builds, with plenty of rented property in places like Gairloch, Badachro and Lonemore. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
We work across all of Scotland, from the cities to the islands, and IV21 is part of that. Longer journeys are planned in advance, and outdoor work around the weather. Along the coast in IV21, window and wall joints facing the sea take the brunt of the weather, so they’re often the first to fail. Good preparation and the right sealant help it cope.
Gairloch: In and around Gairloch, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. For site and facilities teams at buildings such as Gairloch High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Keeping the joints in good condition
After the cure time, these simple habits help:
- Dry worktop joints after washing up
- Keep scourers and sharp tools away from the bead
- Don’t let bottles sit on the bead
- Dry the bead with a towel now and then
Give the silicone time to cure before it gets wet, which is usually around 24 hours. After that, a quick wipe after showering helps keep it clean.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
When something else is needed
Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:
- Water coming from the plumbing rather than the joint
- A cracked shower tray or bath (that needs repair or replacement)
- A tray that rocks until it’s re-bedded
For landlords and businesses
If you manage several properties in or around IV21, several properties can go on one quote. Just tell us the addresses and what each one needs, and photos by email help.
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
Leave it or put it right?
Dealing with sealant early is a short job: the work takes two to three hours for a typical bath, depending on how much old sealant there is. Wait for a leak and you may be looking at panels off, drying out and redecorating too.
Questions to ask before booking

IV21 questions
What do you put in the joint?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
Do you work in IV21?
Yes, we do. Our applicators work in IV21.
Is it OK to put new sealant on top of the old bead?
No. A bead laid over old silicone soon starts to come away. Every trace of the old bead is removed first.
What do you need from me for a quote?
The location, the problem and the rough size of the job. Photos by email help too.
I’m a tenant. Can you help?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Is it messy?
Very little: the area around the joints is protected first, and we tidy up before we go.
Do I need to be at home?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
