About bathroom resealing in KW1

Homes in KW1 have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We work on baths, kitchen worktops & upstands and wet rooms, and common reasons people get in touch are black mould in the silicone that won’t clean off and smears of silicone across the tiles.

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes two to three hours for a typical bath, depending on how much old sealant there is in most cases.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

What you’ll pay

Getting a quote is simple: tell us what needs doing and where. Photos by email help us understand the job, and we will come back to you with a quote.

Near you in Wick

Locally, jobs take us to homes and businesses close to Bignold Park, Wick High School and The Alexander Bain pub and the streets around them. Wick has its own railway station: Wick station. A little further out are Wick Heritage Museum (within half a mile south-west) and Castle of Old Wick (1.2 miles south). Not far away are Loch Hempriggs.

Bathrooms and kitchens across KW1

Our bathroom resealing work across KW1 covers homes, rentals and businesses, from Wick, Staxigoe and Watten to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.

Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including KW1. Along the coast in KW1, window and wall joints facing the sea take the brunt of the weather, so they’re often the first to fail. Good preparation and the right sealant help it cope.

Wick: For landlords with property near Wick station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For site and facilities teams at buildings such as Wick High School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Leave it or put it right?

A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later.

What your quote should include

  • What happens if they find a problem under the old sealant
  • The length of the guarantee
  • How long to leave it before use
  • Who does the work, and how experienced they are

How to look after the new joints

Aftercare is simple:

  • Open a window or run the fan so the room dries
  • Check the joints every few months for splits or lifting
  • Keep scourers and sharp tools away from the bead
  • Wipe the sealant dry after showering

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.

When it is not the sealant

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Movement from a bath with loose feet or no proper support
  • Loose or hollow tiles, or failed tanking behind them
  • A tray or bath that is cracked through

What we’re called out for in KW1

No sealant lasts indefinitely. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.

The most common problems we see are:

  • Smears of silicone across the tiles
  • A reseal done over the top of the old bead
  • Leaks into the floor or ceiling below
  • Gaps between the worktop and the wall

Surface by surface

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so a neat, continuous bead matters.

Baths

Baths move more than any other fitting, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest and isn’t stretched when it’s used.

KW1: your questions answered

Can you reseal around my kitchen sink and worktop?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.

How much does bathroom resealing cost in KW1?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we’ll talk you through it.

Is white the only colour available?

White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.

Can you get rid of the black mould in my sealant?

Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

Can landlords and businesses book you?

Yes, we do. We work in homes, commercial premises and hotels.

Is it messy?

We keep the work tidy. We protect what’s around the joints, and we clear up when we’re done.

Are you insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.
