Mastic and sealant across KW12

How bathroom resealing works in KW12

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across KW12. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. Typical jobs include black spots spreading through the bead and smears of silicone across the tiles, on sinks & splashbacks, shower trays & enclosures and wet rooms.

We bring everything the job needs with us. Once we have agreed what’s being done, we protect the area and start. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

What affects the price in KW12

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Getting a quote

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

What’s near Halkirk

We work in homes and buildings around Church of Scotland, among other places. The nearest railway station is Georgemas Junction station, roughly 1.4 miles east. A little further out are Dunbar Hospital (5.2 miles north) and Braal Castle (0.7 miles north-east). Green spaces nearby include Loch Olginey.

Bathroom resealing across KW12: local notes

In KW12, bathroom resealing takes in flats, houses, rentals and businesses, in Halkirk and well beyond. Wherever the job is, all the old material comes out before anything new goes in.

Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. KW12 is part of the area we cover across Scotland.

Halkirk: In the older streets around Church of Scotland, older homes can move a little, which is hard on rigid grout and tired sealant. If you let a flat or house near Georgemas Junction station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Squeegee the walls and tray after use
  • Don’t leave water standing on kitchen joints
  • Clean with a mild bathroom cleaner and a soft cloth
  • Keep the fan on for a while after bathing

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

Leave it or put it right?

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that is a far bigger job than a reseal.

Questions to ask before you book

  • How the joint is cleaned and prepared
  • When the joint can take water or movement
  • Who does the work, and how experienced they are
  • Is VAT in the price?

What sealant work can’t fix

New sealant cannot fix everything, and we will tell you before any work starts. Sealant won’t put right:

  • A tray that rocks until it’s re-bedded
  • Failed grout lines across the wall
  • A leaking waste, trap or valve

Quotes for bathroom resealing in KW12

The price is agreed before any work begins. It’s based on:

  • How easy the joints are to reach
  • Any mould that needs treating
  • The number of rooms or windows
  • How much old sealant there is and how hard it is to remove

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Call for a quick quote and we’ll go through it with you.

What to tell us for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • The type of property
  • If someone has resealed it before
  • Any access issues, like height or stairs

Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we will talk you through the work.

How the job changes by surface

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

Baths

A bath shifts slightly every time it’s filled, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and isn’t torn the first time it’s used.

Questions from KW12

Do you work in KW12?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes KW12.

Is white the only colour available?

White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.

Do you do kitchens as well as bathrooms?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.

How long does it take to reseal a bath or shower?

A single bath or shower takes about a couple of hours, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.

Will it make a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Does someone need to be in?

If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.

What does bathroom resealing cost?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before work begins.
