Different surfaces, different methods

Timber windows & doors

Timber moves with moisture as well as heat, so a flexible sealant is essential. The paint or stain needs to be sound where the sealant meets it.

Window sills

Masonry sills can have joints where water gets in, and the joint under the frame can let rain run behind. We seal those with a sealant suited to masonry.

Window mastic in Halkirk, done properly

The mastic around a window or door seals the gap between the frame and the wall. When it cracks, hardens or pulls away, draughts and rain get in. Our applicators cut it out and replace it with a flexible, weatherproof sealant. We work on window sills, timber windows & doors and uPVC windows, and the jobs we see most are cold air getting in at the frame edge and gaps between the frame and the inside reveal.

In and around a place like Halkirk, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes anything from an hour or two to a full day, depending on how many frames there are from start to finish. Outside jobs in Halkirk need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Getting ready for the visit

  • Mention any parking rules near the property
  • Tell us about any previous sealing or DIY attempts
  • Where the joints are inside, avoid wetting them before we arrive

Why it’s worth doing now in Halkirk

Working on frames from a ladder with a sealant gun is not easy, especially upstairs. We cut out properly, back deep gaps and tool every joint neatly, using a product chosen for the frame and wall. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Landlord and commercial work in Halkirk

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Frames and glazing around Halkirk

Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

In the older streets around Church of Scotland, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

When to call us in Halkirk

Timber windows bring their own problems. Old mastic gets painted over and cracks under the paint, and the wood moves with damp as well as heat.

Common reasons people contact us are:

  • Gaps between the frame and the inside reveal
  • Sealant in the wrong colour for the frame
  • Water coming in at the bottom corners of a door
  • Gaps where the sill meets the wall

Letting a property close to Georgemas Junction station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Questions from Halkirk

Will you come out to Halkirk?

Yes, Halkirk is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you cover Halkirk for window mastic?

Will resealing my frames help with draughts?

If the draught is coming in around the frame, yes. If it’s through the window’s own seals or a hinge, that is a different fix, and we will say so.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

Can you do several jobs on one visit?

Yes. More than one area can be quoted together.

Do you work for landlords and businesses?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels across Highland.

Do you guarantee window mastic?

Yes, with our one-year guarantee. Keeping drainage clear and checking the joints yearly helps them last.

When something else is needed

It helps to know what we can’t do:

  • A frame that has rotted at the joint
  • Draughts through the window seals rather than the frame
  • Broken hinges, locks or handles

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Timber windows & doors
  • Composite doors
  • uPVC windows
  • Window sills
  • Aluminium frames
  • Patio & French doors

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Clean frames with a soft cloth and soapy water
  • Do not paint over the silicone
  • Clear any debris from frame drain holes
  • Do not aim a pressure washer at the joints

Keep the new mastic undisturbed while it cures, for as long as we advise. Do not point a pressure washer at the joints.

Leaks normally show up in wet, windy weather, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.
