Window mastic for homes and businesses in Gillock

A window frame and the wall around it expand and shrink at different rates. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. That is why the joint needs a flexible, low-modulus sealant rather than something rigid. We work on timber windows & doors, uPVC windows and window sills, and the jobs we see most are rushed sealant from a window installation and gaps where the sill meets the wall.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

We stand behind the work with a one-year guarantee, so you are covered after we have gone.

Frames and glazing around Gillock

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

Rented homes near Georgemas Junction station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Gillock is about 9 miles south-east of Thurso, in Highland. Jobs in Gillock get the same care as everywhere else we work: old sealant removed completely, careful preparation and a 12-month guarantee. Gillock is one of 253 towns and villages in Highland we cover.

We work across KW1 for window mastic and the streets around it. Gillock is on the B874, which makes it straightforward to reach with everything needed for window mastic. Do you need window mastic in Gillock?

Some failures date back to when the windows were fitted. Mastic laid onto dusty, damp or crumbling surfaces didn’t grip properly, and it lets go sooner than it should.

The most common problems we see are:

  • Whistling draughts around closed windows
  • Cracked sealant at the sill ends
  • Cracked or shrunken mastic around the frame
  • Sealant in the wrong colour for the frame

Around Gillock, as everywhere, window mastic is only as good as the preparation behind it.

Questions to ask before booking

  • Which sealant they’ll use, and why
  • Is VAT in the price?

Honest limits

Sealant is not the answer to every problem, and we’ll tell you before work begins. It won’t solve:

  • Penetrating damp from a failed cavity tray or render
  • Soft or decayed wood in the frame
  • Broken hinges, locks or handles

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Different surfaces, different methods

Timber windows & doors

Timber moves with moisture as well as heat, so a flexible sealant is essential. The paint or stain needs to be sound where the sealant meets it.

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. We cut it out, back any deep gaps and reseal properly.

What happens if it’s left?

Getting a straight, even bead on an outside frame takes practice, especially on upper floors. A professional job is cut out properly, backed where needed and finished neatly, using a product chosen for the frame and wall. Around Gillock, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

How it works

When we arrive, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before work begins. Most jobs take anything from an hour or two to a full day, depending on how many frames there are. For a place like Gillock, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We check each frame and agree which ones need doing.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Where gaps are deep, backing rod goes in first.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. We clear up and check every joint is fully closed.

How to prepare

  • Keep children and pets away from the work area
  • Where the joints are inside, avoid wetting them before we arrive
  • Move anything stored near the joints

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Keep paint off silicone joints
  • Repaint timber before it’s bare
  • Clean frames with a soft cloth and soapy water
  • Do not aim a pressure washer at the joints

Have a look at the joints once a year, ideally after winter. Small splits are simple to catch before they leak, and if anything looks wrong, just email us at info@mrmastic.co.uk.

A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.
