Window mastic in Murkle
Behind a thin line of old mastic there’s sometimes a deep void. Filling it with sealant alone leaves a joint that cannot move properly, so deep gaps get backing rod first. The sealant then grips the two sides it should. We work on window sills, timber windows & doors and uPVC windows, and common reasons people get in touch are damp patches on the reveal after heavy rain and black, perished sealant on frames.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
All our work comes with a 12-month guarantee.

Signs you need window mastic in Murkle
Every frame moves through the day. Sun on a frame makes it expand, and it contracts again overnight, while the brick or render around it hardly moves. If the sealant cannot stretch, it splits.
The most common problems we see are:
- Gaps between the frame and the inside reveal
- White mastic on grey or black frames
- Gaps where the sill meets the wall
- Water coming in at the bottom corners of a door
For landlords with property near Thurso station, renewing tired window mastic between tenants heads off draught and damp complaints.

Murkle questions
Does the coastal weather in Murkle affect outside sealant?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
I let a flat near Thurso station. Can you help?
Yes. We work for letting agents and landlords as well as householders. You can email us at info@mrmastic.co.uk with the details for a clear quote.
How long does it take to reseal the windows on a house?
The work takes most of a day for a typical house, less for a few frames. Access and the amount of old mastic make the biggest difference.
Where do you work from?
Mr Mastic is based in Crawley. We cover Murkle and the rest of Highland, along with the rest of our area.
Is the new sealant paintable?
Most silicone can’t be painted. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.
What do you need from me for a quote?
The location, the problem and the rough size of the job. If you can, email a few photos.
Can you work on commercial sites?
Yes. Hotels, offices and other businesses use us.
Are you an approved applicator?
Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
What else we do in Murkle
Why act early in Murkle
The work is quick compared with the damage it prevents: it takes anything from an hour or two to a full day, depending on how many frames there are. Leave it until water is coming in and you may need plastering and decorating as well. In a place like Murkle, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Window mastic in Murkle: local notes
Murkle is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
In and around Murkle, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

DIY sealant or a professional job?
If you’ve already had a go yourself, that is fine. We cut it out and start again.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
What the job involves on each surface
Patio & French doors
Patio and French doors have the longest joints on most houses. Most leaks start at the bottom corners, so they get particular care.
Timber windows & doors
Where timber has rotted at the joint, it needs repairing first. If we find rot, we’ll tell you before going ahead, as a joiner will need to deal with it.
How to look after the new joints
A little care helps the new joints last. Our advice:
- Keep solvents and bleach off the sealant
- Keep jet washers away from the mastic
- Look round the frames every year or so
- Keep drainage slots and sill grooves clear
Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.
A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. A new joint closes it up.
How the visit works
When we arrive, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before any work begins. The work normally takes anything from an hour or two to a full day, depending on how many frames there are. Outdoor work around Murkle depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
How to prepare
- Try not to wet indoor joints just before the visit
- Mention any tricky access
- Keep pets and children clear of the area while we work
