External Mastic in Murkle
Our applicators work in Murkle on sealing brickwork movement joints, render, cladding and façade joints. Old sealant removed completely, joints prepared properly.
- Old sealant gone brittle and cracked
- Panel joints letting water in
- Cracked joints where brick meets render or frames
How we handle external mastic in Murkle
Ground-floor and low-level joints are straightforward to reach. Where joints are higher up, tell us about the building when you get in touch and we will confirm what access is needed. If you’re dealing with sealant that has lost its bond to the brick or render and plants rooting in failed movement joints, we can put it right, on brickwork movement joints, joints between brick and frames and render & cladding joints alike.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.
Each job carries a 12-month guarantee.

For landlords and businesses
In hotels, rooms out of use cost money, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.
If you manage several properties in or around Murkle, several properties can be quoted together. Send us the addresses and the work at each.
Walls and rooflines in Murkle
Murkle is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.
Letting a property close to Thurso station? Then outside joints that have cracked can let damp into a rental, so check them between lets.

What affects the cost of external mastic
We quote each job individually. These are the things that affect it:
- The old material and how stubborn it is
- Access and height
- The type of sealant required
- The size of the job
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.
What we need to know
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- Photos by email, if that’s easy
- If it’s domestic, commercial or a hotel
- The address or postcode of the job
- The rough size of the job
We quote each job on its own, so start by telling us what you need. Simply email us at info@mrmastic.co.uk and describe the job.

How it works
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take anything from a few hours to several days, depending on the building. Outside jobs in Murkle need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We look at every joint and agree a colour to suit the wall.
- We take out the old sealant until the faces are sound.
- Backing rod goes in so the sealant can stretch between the two faces.
- Primer is applied wherever the sealant needs it.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Before we arrive
- Mention if the joints have been sealed before
- Let us know about stairs, lifts or work at height
- Let us know about parking restrictions

When to call us in Murkle
Sometimes a movement joint was filled with mortar or a rigid filler by mistake. With the joint locked solid, the movement turns into cracks elsewhere in the wall.
The problems people usually mention when they call are:
- Water getting into walls through failed joints
- Weathered mastic that no longer stretches
- Brick movement joints where the sealant has split
- Cracked joints where brick meets render or frames
Around Murkle, as everywhere, external mastic is only as good as the preparation behind it.
What your quote should include
- How the surfaces are prepared before sealing
- What product goes in the joint
- How long the guarantee is
- Whether you can choose the colour
Your questions about external mastic in Murkle
I let a flat near Thurso station. Can you help?
Yes, landlords and agents are among the people we work for. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Will you come out to Murkle?
Yes. Murkle is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you seal joints between render and window frames?
Yes. Where different materials meet is one of the most common joints we seal. We use a flexible sealant suited to both surfaces, primed where needed.
Do you work at height?
It depends on the building. Tell us the height, the number of joints and what’s below them.
How long will you be here?
A typical job takes anything from a few hours to several days, depending on the building, including preparation and clearing up. Your quote will say how long we expect yours to take.
Do you have insurance?
Yes. Full insurance covers our work.
How long should I leave it?
That depends on the sealant used, so please follow the time we give you.
Why is there a gap in my brick wall?
A movement joint is a planned break in the wall that absorbs expansion and shrinkage. It should be filled with flexible sealant, never mortar.
What happens if it’s left?
An open joint keeps letting water into the wall with every downpour. Wet masonry is more easily damaged by frost around the joint, so the problem grows beyond the joint itself. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Different surfaces, different methods
Render joints
Render has movement joints and stop beads that need sealing. We reseal them with a flexible exterior sealant that suits the render colour.
Copings and trims
Coping and trim joints face rain and sun head on. Each is resealed with a weatherproof, flexible sealant.
