Window mastic near Dunnet

How we handle window mastic in Dunnet

A window frame and the wall around it expand and shrink at different rates. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. Typical jobs include cracked or shrunken mastic around the frame and leaking joints at the ends of sills, across aluminium frames, timber windows & doors and uPVC windows.

In and around a place like Dunnet, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.

You get a 12-month guarantee, the same in Dunnet as everywhere else we work.

What the job involves on each surface

Patio & French doors

Patio and French doors have the longest joints on most houses. Most leaks start at the bottom corners, so we pay close attention there.

Timber windows & doors

On period timber windows, traditional sand mastic is sometimes the better choice. We will tell you which suits your home.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Avoid blasting the frames with a pressure washer
  • Keep drainage slots and sill grooves clear
  • Don’t paint over the silicone
  • Clean frames with a soft cloth and soapy water

Check the drainage slots in the frames aren’t blocked, so rain drains out rather than building up at the sealant.

On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.

Do you need window mastic in Dunnet?

Sills take more water than any other part of a window, so the sill ends and the joint below the frame are common leak points. Failed sealant there lets rain into the wall or behind the frame.

Signs it’s time to call us include:

  • Whistling draughts around closed windows
  • Rushed sealant from a window installation
  • Rain getting in at the frame or under the sill
  • Black, perished sealant on frames

If you live in an older home near Dunnet Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

What your quote should include

  • Whether the sealant suits the joint
  • Are they insured?
  • What the cure time is
  • Is VAT in the price?

Choosing a sealant specialist

Work for landlords, hotels and businesses

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

We also work for property managers and facilities teams. Several sites can be quoted together.

What affects the quote in Dunnet

Some jobs are bigger than they look, and some smaller. The main factors:

  • The size of the job
  • When we can work, for business premises
  • How easy the joints are to reach
  • The product the joint needs

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Asking for a quote

To help us quote quickly, let us know:

  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height
  • Pictures of the joints, sent by email
  • The problem you’ve noticed

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

Frames and glazing around Dunnet

Dunnet is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

In and around Dunnet, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

What happens on the day

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It generally takes most of a day for a typical house, less for a few frames. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

How to prepare

  • For business premises, tell us about site rules or sign-in
  • Mention any tricky access
  • Where the joints are inside, avoid wetting them before we arrive

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Can you do upstairs windows?

Yes, in most cases. Access is planned before any work starts, so mention the height and anything in the way.

Where is Mr Mastic based?
