Bathroom resealing for Dunnet homes and businesses

Bathrooms and kitchens in Dunnet

Dunnet is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Around Dunnet, as everywhere, bathroom resealing is only as good as the preparation behind it.

Dunnet is about 7 miles east of Thurso, in Highland. Dunnet gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. Across Highland, we cover 253 places, Dunnet among them.

Our applicators cover all of KW14 for bathroom resealing and the streets around it. Neighbouring places we cover for bathroom resealing include Brough (2 miles north), Castletown (3 miles south-west), Scarfskerry (3 miles north-east), Rattar (3 miles north-east) and Murkle (4 miles south-west). For island and remote addresses, the job takes a little more planning.

A little further out are Westside Croft (0.5 miles north-west) and Castle of Mey (4.5 miles east). Open spaces near Dunnet include St John's Loch.

Bathroom resealing in Dunnet

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We’re often asked to deal with failed sealant on the screen profile and a joint torn by a bath that flexes, on basins & vanity units, sinks & splashbacks and wet rooms.

Bathrooms in smaller places like Dunnet work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

There’s a 12-month guarantee on every job.

Should I try it myself first?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

When to call us in Dunnet

Silicone doesn’t last for ever. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.

Any of these means the joints need attention:

  • A bead that has pulled away from the tiles
  • Water getting behind the bath panel
  • Smears of silicone across the tiles
  • Black spots spreading through the bead

In the older streets around Dunnet Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Questions to ask before you book

  • Whether the sealant suits the joint
  • Is the old sealant removed completely?
  • Who does the work, and how experienced they are
  • Whether VAT is included

Our hiring checklist

Landlords, agents and businesses in Dunnet

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

What sealant work cannot fix

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • A bath or tray that moves because it isn’t properly supported
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A tray or bath that’s cracked through

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

Joints and surfaces we work on

  • Shower trays & enclosures
  • Wet rooms
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Baths

What the job involves on each surface

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. It’s resealed in white, clear or a colour to suit.

Shower trays & enclosures

There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.

Common questions in Dunnet

What guarantee comes with bathroom resealing in Dunnet?

All our work, in Dunnet and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Is Dunnet within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

What does bathroom resealing cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we’ll talk you through it.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

Is it OK to put new sealant on top of the old bead?

No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. Every trace of the old bead is removed first.

Why it’s worth doing now in Dunnet

Tired sealant is not a reason to replace a bath or shower. Replacing the joint is usually all it takes, as long as the fittings themselves are sound. If something else is wrong, we’ll tell you. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Why choose Mr Mastic in Dunnet

  • Tidy, careful work
  • White, clear, grey or another colour, product permitting

How the visit works

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes a couple of hours for a single bath or shower in most cases. Outdoor work around Dunnet depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Try not to wet indoor joints just before the visit
  • For business premises, tell us about site rules or sign-in
