Gutter sealing for homes and businesses in Dunnet
Garage door frames let rain in when the sealant around them fails. The frame joint is cut out and resealed with an exterior sealant. Common call-outs are for quick sealant fixes on gutters that didn’t last and damp patches inside below a leaking gutter, on soffit joints, gutter joints and gutter end caps.
External sealant needs dry surfaces, so outdoor work around Dunnet is planned around the weather. Let us know about access to every wall and roofline.
We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

What happens if it’s left?
A dripping stop end can soak the wall right through the wet months. Resealing it is a quick job compared with treating damp later. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Signs you need gutter sealing in Dunnet
When a gutter sags, its joints open. Resealing a sagging joint will not last so the brackets need attention first.
The problems people normally mention when they call are:
- Internal damp traced to a gutter joint
- Garage door frames letting rain in
- End caps that drip every time it rains
- Earlier gutter repairs that have peeled off
Around Dunnet, as everywhere, gutter sealing is only as good as the preparation behind it.

Dunnet: your questions answered
Do you cover smaller places like Dunnet?
Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Does the coastal weather in Dunnet affect outside sealant?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Does someone need to be in?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.
Can you reach high gutters?
Single-storey and low-level gutters are straightforward. For higher work, tell us about access and we will confirm what’s needed.
Can I choose the sealant colour?
Usually, yes. Sealants come in white, clear, grey and other colours for many products, and we’ll agree it with you first.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.
Will sealant fix a dripping gutter joint?
In many cases, yes. A clean, dry joint resealed with gutter sealant generally stops the drip. A split or warped section needs replacing.
What happens on the day
Every visit runs the same way: we look at the joints together, protect the area around them, do the work and clear up. It usually takes anything from an hour or two to a few hours. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We find where the water is coming from and check the gutter is sound.
- We remove the old sealant and clean the joint.
- We dry the joint so the new sealant can bond.
- A gutter sealant is applied to the joint.
- We check the run and clear debris near the joints.
Preparing for the visit
- Tell us about any previous sealing or DIY attempts
- Clear items away from the joints we are working on
- Mention any leaks or damp you’ve noticed
How to get a quote
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.

Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Make sure downpipes are not blocked
- Deal with a drip before winter
- Watch the wall under the gutters for staining
- Don’t lean ladders against the gutter itself
Look at fascia and trim joints when you’re checking the gutters. A small split is quicker to put right.
If an end cap is dripping, deal with it before winter. A winter of drips can lead to damp patches inside.
What gutter sealing looks like in Dunnet
Dunnet is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on gutter, fascia and roofline joints, which can dry out and crack sooner where a building faces the weather. Historic houses like Castle of Mey (about 4.5 miles east) are a reminder that the area around Dunnet has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.
Homes close to Dunnet Church include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain.

Can I do it myself?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
