Floor joint sealing in Dunnet

A threshold joint has to cope with feet, movement and sometimes water. We seal them with a flexible sealant suited to the floor finishes either side so the joint stays neat. We work on wet room & bathroom floors, skirting boards and concrete floor joints, and the jobs we see most are floor edges that trap water and grime and concrete floor joints that have broken down.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

All our work comes with a one-year guarantee, wherever you are in Highland.

Floor joint sealing around Dunnet

Floors around Highland run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

Community buildings like Dunnet Church are part of the picture too: floor and skirting joints in halls and kitchens wear like any others. In and around Dunnet, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

Dunnet is about 7 miles east of Thurso, in Highland. Every kind of property in Dunnet can book us for floor joint sealing, old or new, large or small. The work is guaranteed for a year. Our Highland coverage runs to 253 places, Dunnet among them.

Why deal with it now?

Open joints along wet floors let water into the subfloor and behind skirting. Dealing with it early keeps the repair to the joint. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Act on grout cracks that run in a straight line
  • Keep floor cleaning water to a minimum at the edges
  • Lift furniture rather than dragging it across joints
  • Keep heavy wheels off new concrete joints until cured

In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Cone off the area if needed until it’s ready.

A tiled floor that cracks along a line will keep cracking until it can move. Adding a movement joint early can stop cracks spreading to the tiles.

Common questions in Dunnet

Is floor joint sealing in Dunnet guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Is Dunnet in your area for floor joint sealing?

Yes. Our work covers the whole of Scotland, and Dunnet is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear price.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.

Can you seal over the old sealant?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

How much does floor joint sealing cost in Dunnet?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You will get a clear quote before work begins.

Where are you based?

Mr Mastic is based in Crawley. We cover Dunnet and the rest of Highland.

Why has a gap opened under my skirting?

Floors and walls move a little with the seasons, and new floors settle. We close it with a flexible sealant that moves with the floor.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

What the job involves on each surface

Concrete floor joints

Sawn joints in concrete floors control where it cracks. They’re resealed with a product chosen for what runs over them.

Wet room and bathroom floors

Mop water gets into any open joint at the edge of a bathroom floor. A flexible seal stops water running into the gap.

What happens on the day

We keep the work tidy and contained to the joints we are treating. Expect the work to take a morning or an afternoon for most homes, and we tell you how long to leave it before we go. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, the floor type, the gap and the traffic are checked.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. We apply the sealant in a colour that suits the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

How to prepare

  • For business premises, tell us about site rules or sign-in
  • Tell us if parking is tricky
  • Clear items away from the joints we’re working on

Honest limits

New sealant can’t fix everything, and we’ll tell you before any work starts. Sealant will not put right:

  • Concrete repairs beyond the joint
  • Water getting under the tiles from elsewhere
  • Loose, hollow or cracked tiles, which need a tiler

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
