Quotes for floor joint sealing in Brough
We don’t publish a price list, because no two jobs are the same. What we look at:
- How many areas need sealing
- Whether the work is at height
- Mould in or behind the old joints
- How much old sealant there is and how hard it is to remove
What you pay reflects the work, not guesswork. That’s why we ask a few questions first and agree the price before starting.

Floor joint sealing in Brough
Concrete floors in warehouses and units have joints that take heavy wear. Each is resealed with a floor-joint product suited to what runs over it. We work on wet room & bathroom floors, skirting boards and thresholds, and the jobs we see most are open joints around bathroom floor edges and gaps opening between the floor and skirting.
Around smaller Scottish places like Brough, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
Every job comes with our 12-month guarantee.

Questions from Brough
Is there a guarantee on floor joint sealing in Brough?
Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
Will you come out to Brough?
Yes. Brough is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do I have to be there?
That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
What does floor joint sealing cost?
Every job is different, so each one gets its own quote. To get one, email us at info@mrmastic.co.uk and let us know what needs doing and where.
Can I add another job to the visit?
Yes. Just list everything you need.
When can I walk on the floor?
We give you a cure time for each joint. Feet are generally fine first, then mopping, then heavy wheels.
I’m a tenant. Can you help?
We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
How the visit works
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take a few hours for most rooms, longer for large commercial floors. Around Brough, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We look at the gap and the floor type and agree the right sealant.
- We take out any old caulk, sealant or grout along the line.
- The joint is cleaned, vacuumed and backed where depth needs controlling.
- The sealant goes in, chosen for the floor and coloured to suit it.
- We tool the joint neatly and tell you when it can be walked on and cleaned.
How to prepare
- Tell us about any previous sealing or DIY attempts
- Move anything stored near the joints
- Mention any leaks or damp you’ve noticed

What we can’t put right
Sealant is not the answer to every problem, and we’ll tell you before work begins. Sealant will not put right:
- Subfloor problems that need a flooring contractor
- Leaks from a failed tanking system
- A tiled floor that needs relaying
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.
Joints and surfaces we work on
- Wet room & bathroom floors
- Skirting boards
- Thresholds
- Concrete floor joints
- Tiled floors
- Commercial floors
What happens if it’s left?
Regrouting a cracked line in a tiled floor rarely fixes it. The movement is still there, so the grout fails again. Replacing that line with flexible sealant gives it somewhere to go. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk.

Can I do it myself?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Different surfaces, different methods
Skirting boards
Gaps between skirting and floor open as timber and floors move. We seal them with a flexible sealant rather than caulk in a colour to suit.
Tiled floors
Large or heated tiled floors need room to move. Where needed, a line of grout is replaced with flexible sealant in a matching colour.

Do you need floor joint sealing in Brough?
Concrete floor joints break down when traffic runs over open or failed joints. Hard wheels damage the joint edges.
Look out for these signs:
- Dirt and water collecting in open floor joints
- Caulk that has cracked where the floor moves
- Open gaps along the bottom of skirting boards
- Failed seals where bathroom floors meet baths and panels
Around Brough, as everywhere, floor joint sealing is only as good as the preparation behind it.

What floor joint sealing looks like in Brough
Floors around Highland run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
Whether the job is in Brough itself or nearby, the right material for each joint matters as much as a neat finish.
