Window mastic in Rattar

Rattar questions

Will you come out to Rattar?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is window mastic in a coastal place like Rattar any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Is it OK to seal over old sealant?

No. The old sealant always comes out first, so the new joint bonds to clean surfaces.

Is there any odour?

There can be a smell while the sealant cures. Ventilation helps.

Will resealing my frames help with draughts?

In many cases. Air often gets in between the frame and the wall, and sealing the inside and outside joints closes that path.

Can you seal the gap between the frame and the plaster indoors?

Yes. Plenty of draughts come through the inside joint as well as the outside, so sealing both is often worthwhile.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Can you match the sealant to my frames?

Yes, we choose a colour to suit the frame. Grey and black frames get grey or black sealant, and wood-effect frames normally suit brown.

Window mastic in Rattar

Around Rattar we seal all kinds of frames: uPVC, aluminium, timber and composite, plus patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. We work on window sills, composite doors and patio & French doors, and common reasons people get in touch are cracked or shrunken mastic around the frame and white mastic on grey or black frames.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Why it’s worth doing now in Rattar

A quick bead over the top of old mastic looks like an easy fix, but it won’t grip old, dirty sealant. It peels before long, and water still gets in behind. Proper resealing starts with removing the old joint. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Keep paint and stain on wooden frames in good order
  • Clear any debris from frame drain holes
  • Do not aim a pressure washer at the joints
  • Clean frames with a soft cloth and soapy water

Silicone can’t normally be painted, so mention any painting plans before any work starts. There are paintable sealants for joints that need it.

Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

Windows and doors in Rattar

Rattar is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Around Rattar, as everywhere, window mastic is only as good as the preparation behind it.

Landlord and commercial work in Rattar

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

We work for landlords and agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

What we do, step by step

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a few hours for a handful of frames, longer for a whole house. Somewhere like Rattar may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First we look at every frame and agree the list.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Deep gaps are filled with backing rod to set the depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. We clear up and check every joint is fully closed.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Move anything stored near the joints
  • Plan for the work area to be out of bounds to pets and children

What we are called out for in Rattar

Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, and it lets go sooner than it should.

Look out for these signs:

  • Water coming in at the bottom corners of a door
  • Draughty joints inside around the window
  • Whistling draughts around closed windows
  • Mastic that has split away from the wall

Castle of Mey, about 1.6 miles east, is one of the historic houses in the wider area around Rattar, and older homes nearby need a sealant that suits their walls.
