Why deal with it now?

The work is quick compared with the damage it prevents: it takes a morning for a couple of windows and a door. Leave it until water is coming in and you may need plastering and decorating as well. Around Scarfskerry, water from a failed joint in an older stone home can soak into timber and plaster.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

About our window mastic in Scarfskerry

Every window and door frame has a gap around it, and mastic is what closes it. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. We are often asked to deal with cracked sealant at the sill ends and damp patches on the reveal after heavy rain, across patio & French doors, aluminium frames and composite doors.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

You get a one-year guarantee, the same in Scarfskerry as everywhere else we work.

Aftercare tips

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Do not aim a pressure washer at the joints
  • Don’t paint over the silicone
  • Air rooms to keep condensation down around windows
  • Keep solvents and bleach off the sealant

Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.

Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.

How the job changes by surface

uPVC windows

We clean the frame edge carefully so the plastic is not marked, then the new bead is laid against the frame and the wall.

Patio & French doors

Heavy door frames can move more than windows. A flexible sealant copes with that without cracking.

Questions from Scarfskerry

Will you come out to Scarfskerry?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does the coastal weather in Scarfskerry affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Can new sealant go over the old?

No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

Are you insured?

Yes, we’re fully insured for domestic and commercial work.

Is the work guaranteed?

Yes. All our work carries a 12-month guarantee, and we’re fully insured.

Do you have sealant for grey or black windows?

Yes, in most cases. Mention the frame colour when you ask for a quote and we will use the nearest match.

What window mastic looks like in Scarfskerry

Scarfskerry is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Around Scarfskerry, as everywhere, window mastic is only as good as the preparation behind it. Historic houses such as Castle of Mey, about 1.9 miles east, show how far back building around Scarfskerry goes.

The process

When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work begins. The work normally takes anything from an hour or two to a full day, depending on how many frames there are. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Move anything stored near the joints
  • Mention any parking rules near the property

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What we can’t put right

Sealant is not the answer to every problem, and we will tell you before work begins. Sealant won’t put right:

  • A frame that has rotted at the joint
  • Worn gaskets, brush seals or a door that has dropped
  • A failed sealed unit that has misted up

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.
