About our remedial sealant in Àird

If a joint fails again and again, something is causing it. Movement, the wrong product or a leak from somewhere else will beat any new bead. Finding that cause comes before any new sealant. We’re often asked to deal with decorators’ caulk around a bath or shower and mould trapped under a layer of silicone, across shrunken worktop sealant, failed movement joints and mouldy bath & shower sealant.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

There’s a 12-month guarantee on every job, whatever its size.

What affects the cost of remedial sealant

The quote reflects the job in front of us. We take into account:

  • Which sealant suits the joint
  • How many rooms, windows or areas are involved
  • The old material and how stubborn it is
  • Working hours on commercial sites

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Helping us quote

You don’t need to know the technical terms. It helps if you can tell us:

  • Pictures of the joints, sent by email
  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved
  • Any access issues, like height or stairs

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.

Àird: your questions answered

What guarantee comes with remedial sealant in Àird?

All our work, in Àird and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Will you come out to Àird?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few photos.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do you have insurance?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

Will there be a smell?

There can be a smell while the sealant cures, but it fades. Ventilation helps.

How the job changes by surface

Windows & doors

Wrong-coloured or messy mastic can be replaced for appearance too, in a colour that suits the frame.

Mouldy bath & shower sealant

Where mould keeps coming back, ventilation is normally part of the cause. Along with resealing, we’ll mention if the room needs better ventilation.

Can I do it myself?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

Leave it or put it right?

Remedial work takes longer than a straight reseal, but not by much: the work takes a few hours for most joints, depending on how much old sealant has to come out. Compared with chasing the same leak every few months, it’s time well spent. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Doing several joints on one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear price for the lot.

Why Àird customers choose us

Honest limits

To be straight with you, some problems need a different trade:

  • Failed tanking or loose tiles behind the sealant
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • A bath, tray or worktop that moves until it’s properly fixed

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Expansion joints
  • Failed movement joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints

Looking after it afterwards

To keep the joints looking good and working properly:

  • Look for stains below bathrooms now and then
  • Never seal over old silicone
  • Use a soft cloth, not a scourer, on silicone
  • Report a tray that rocks or a worktop that lifts

Give the new sealant its full cure time: generally around 24 hours, or as long as we advise.

If a joint has failed more than once, stop resealing it. Have someone find out why, otherwise the next attempt will fail too.

How it works

On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take a few hours, depending on how many layers have to come out. Outside jobs in Àird need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • Move anything stored near the joints
  • Tell us about access, such as stairs, a lift or high-level joints

Remedial sealant in Àird: local notes

Àird is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

Whether the job is in Àird itself or nearby, the right material for each joint matters as much as a neat finish. Around Àird, as everywhere, remedial sealant is only as good as the preparation behind it.

Àird is in Highland. Àird gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Across Highland, we cover 253 places, and Àird is one of them.

Postcode districts we cover here for remedial sealant: IV22. Streets in the area include Mackenzie Square and Pier Road, all of which we cover. If you’re just outside Àird, we cover Aultbea (1 mile east), Laide (3 miles north-east), Inverasdale (3 miles south-west), Poolewe (5 miles south) and Gairloch (8 miles south-west).
