New build mastic for homes and businesses in Àird
Building dust is behind a lot of failed new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the new bead bonds properly. We’re often asked to deal with worktop and upstand sealant coming away and sealant that never bonded to the surface, across skirting & floors, kitchens and windows & doors.
For a place like Àird, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.
Your job is guaranteed for a year, as with all our work.

What the job involves on each surface
Kitchens
As a new house dries, worktops and walls shift a little, opening gaps behind the upstand. We reseal them with a flexible sealant.
Skirting and floors
New homes often develop a gap between skirting and floor. A flexible sealant closes it without cracking like caulk.
New homes and floors in Àird
Àird is close to the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
For jobs in and around Àird, choosing the right material for each joint is as important as a tidy finish. In and around Àird, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Àird: your questions answered
Can you do new build mastic in Àird?
Yes. Our work covers the whole of Scotland, and Àird is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.
What guarantee comes with new build mastic in Àird?
Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice.
Who should fix failed sealant in a new build?
Start with the builder if you are in the snagging or warranty period. Once that is done, or if they won’t put it right, we will cut it out and reseal it.
Do you use white or clear sealant?
White and clear are the most common, but other colours are available. We choose one to suit the room.
Can landlords and businesses book you?
Yes. We work in homes, commercial premises and hotels, and we are fully insured.
Can tenants book the work?
Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.
Is it worth resealing while the house is still settling?
That depends on the joint. A leaking shower or bath seal should be redone straight away, while small cosmetic gaps can wait a while.
The process
Before we leave, we go over the finished joints with you. The work normally takes anything from a few hours to several days, depending on the number of plots, depending on the amount of work. Outside jobs in Àird need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- Each joint is checked for movement before we start.
- Old sealant is cut out and the joints cleaned.
- We make sure the joints are dry and prime them if needed.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- The finished joints are checked and the cure times given.
How to prepare
- Mention any parking rules near the property
- Try not to wet indoor joints just before the visit
- Mention if the joints have been sealed before

What affects the quote in Àird
For a quick quote, just ask. The main things that affect it are:
- How many rooms, windows or areas are involved
- Mould in or behind the old joints
- Working hours on commercial sites
- Whether old sealant or filler has to be cut out
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk.
What to tell us for a quote
When you contact us, it’s useful to know:
- The address or postcode of the job
- Pictures of the joints, sent by email
- What the problem is, such as mould, gaps, leaks or cracking
- How we’d reach the joints
For a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will give you a clear price before any work starts.
Looking after it afterwards
Simple care keeps the joints in good condition. We recommend:
- Watch for new gaps as the house dries out
- Wait for the cure time before using a resealed shower
- Use the extractor fan every time you shower
- Resist patching a failed seal with a tube from the DIY shop
Do not stand on the bath edge or the lip of the tray while the sealant cures. Report any movement in a bath or tray.
A failed seal in a new home lets water into joists, plasterboard and ceilings. Catching it early keeps the fix to the sealant and the new finishes intact.

Why deal with it now?
A tube of sealant from the DIY shop will not fix the cause: dust, no primer and old sealant left in the joint. Cutting out, cleaning and priming are what make the difference. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
